[Asia Economy Reporter Hwang Seoyul] Through the reconstruction of Daeheung, Seongwon, and Dongjin Villas near Onsu Station in Guro-gu, 1,148 households (including 81 public housing units) will be supplied. By including public housing, the legal maximum floor area ratio was applied, increasing the number of supplied households by 407 compared to the original plan.


On the 8th, the city held the 13th Urban Planning Committee meeting the previous day and approved the amendment to the district unit plan for the Onsu Station area and the reconstruction maintenance plan and maintenance district designation change for Daeheung, Seongwon, and Dongjin Villas. The Daeheung, Seongwon, and Dongjin Villas in Onsu-dong, Guro-gu, were designated as a special district within the Onsu Station district unit plan area and as a maintenance district in 2014, and the project has been underway. The maintenance plan was amended to expand housing supply through neighborhood living facility sites and application of the legal maximum floor area ratio.


The project site is located between Onsu Station (Seoul Subway Lines 1 and 7) and Gyeongin-ro, making it a convenient transportation area. Through this review, the old row houses built in 1985 and 1988 (3 complexes, 34 buildings, 3 floors, 741 households) will be reconstructed into apartments (14 buildings, 25 floors, 1,148 households including 81 public housing units). The original plan was to supply a total of 988 households, but by deciding to include public housing in the complex, the legal maximum floor area ratio could be applied.


Additionally, with this maintenance plan decision, the existing sheltered workshop for the disabled (Onsu-dong 44-21) will be relocated and expanded, and a site for the construction of a municipal comprehensive welfare center for the disabled has been planned. By establishing social welfare facilities, employment for the disabled will increase, and various welfare services will be provided to residents.


A park is planned near Onsu Station, and along with the plaza designated in the district unit plan in front of Onsu Station, a space for residents to rest and meet will be created.


The city stated that once the reconstruction of Daeheung, Seongwon, and Dongjin Villas is completed and the nearby rugby stadium special planning district and Bucheon Goean 3D redevelopment project are finished, the residential environment in the area is expected to improve significantly.
