Recently, as the industrial value of G Valley (Seoul Digital Complex) in the Guro-dong and Gasan-dong areas has risen, the value of nearby live-work proximity complexes has also increased.


According to Geumcheon-gu, G Valley has established itself as Seoul's largest industrial complex, with 12,663 resident companies and 143,522 workers as of December 2021, since being developed as the nation's first export-oriented national industrial complex.


Furthermore, Seoul City announced plans last year to transform G Valley, covering 1,922,261㎡ in Guro-dong, Guro-gu, and Gasan-dong, Geumcheon-gu, into a smart convergence innovation urban industrial complex, which is expected to further enhance G Valley's industrial value.


As the value of G Valley rises, the value of live-work proximity complexes with excellent accessibility to it is also increasing. Live-work proximity is highlighted as a key factor determining success in the real estate market, as it enables smooth commuting between residential and business districts based on convenient transportation networks.


In fact, live-work proximity complexes with good accessibility to major business districts in Seoul show high subscription competition rates in the sales market.


For example, in August 2020, DMC Central Xi in Jeungsan-dong, Eunpyeong-gu, recorded a subscription competition rate of 128.66 to 1, with 36,025 applicants applying for 1st and 2nd priority subscriptions. DMC Central Xi is not only a live-work proximity complex adjacent to Sangam DMC but also conveniently accessible to other business districts via Digital Media City and Susaek Station.


Additionally, the value of live-work proximity complexes increases with the development and expansion of business districts. According to KB Real Estate Market Prices, the monthly apartment sales price index in Guro-gu and Geumcheon-gu rose by 1.6% and 2.4%, respectively, in October 2022 compared to October 2021, before the announcement of G Valley's smart convergence innovation urban industrial complex.


Among these, GS Construction plans to sell the ‘Cheolsan Xi The Heritage’ apartments through the reconstruction and maintenance project of Cheolsan Jugong Complexes 8 and 9 in Cheolsan-dong, Gwangmyeong-si, Gyeonggi-do, in December. The complex will consist of 23 buildings ranging from three basement floors to a maximum of 40 floors above ground, totaling 3,804 households, of which 1,631 units with exclusive areas of 59, 84, and 114㎡ will be available for general sale.


It is located in a central area with excellent transportation networks. Situated in the vicinity of Cheolsan Station on Line 7, it allows direct travel without transfers to Gasan Digital Center Station and Express Bus Terminal Station. Other major business districts such as Yeouido, Yongsan, and City Hall can be reached within 30 minutes via transfers. Various bus routes, including general city buses, trunk and branch buses, and airport buses, make commuting throughout Seoul and the metropolitan area convenient. For car users, access to the Western Arterial (underground) Road, Southern Circulation Road, Seohaean Expressway, and Gangnam Circular Expressway is easy.


Surrounding the complex are excellent school districts including Gwangmyeongbuk Elementary, Gwangseong Elementary, Cheolsan Middle, Gwangmyeongbuk High, and prestigious high schools, as well as Yeonseo Library, Cheolsan Library, and an academy district near Cheolsan Station, providing ample infrastructure. Moreover, the Mokdong academy district, known for its renowned entrance exam academies, is about a 15-minute drive away, enhancing the educational environment.


Nearby public facilities include Gwangmyeong City Hall, Administrative Welfare Center, Post Office, Suwon District Court Ansan Branch Gwangmyeong City Court, and Police Station. Convenience facilities such as E-Mart Gwangmyeong Soha Branch, E-Mart Metro Gwangmyeong Branch, Jungang Market, Gwangmyeong Traditional Market, Lotte Supermarket, and Lotte Cinema are also close by for easy access.


The area around the complex also features parks and facilities for walking and exercise, such as Anyangcheon Stream, Hyeonchung Neighborhood Park, Wangjaesan Neighborhood Park, Gwangdeoksan Neighborhood Park, and Gwangmyeong Citizens’ Sports Complex, enabling a pleasant living environment.


Meanwhile, Cheolsan Xi The Heritage will have a model house available, with move-in scheduled for 2025.
