[Seoul District News] Notice Posted in Official Gazette for Approval of Reconstruction Management Plan of Hangang Mansion
Construction of 15 Apartment Buildings with 3 Basement to 35 Above-Ground Floors
Total 1,441 Households: 1,303 for Union and General Sale, 138 Rental Housing Units
[Asia Economy Reporter Park Jong-il] Yongsan-gu, Seoul, announced the ‘Hangang Mansion Housing Reconstruction Maintenance Project Management Disposition Plan Approval’ in the district bulletin on the 2nd.
This comes about 1 year and 2 months after the approval of the housing reconstruction maintenance project implementation plan in September last year.
The maintenance area is located around 300-23 Ichon-dong. The area of the district is 84,262.1㎡, and the total floor area of the new construction is 334,584.57㎡. The zoning is classified as Type 3 General Residential Area, with a building coverage ratio of 20.45% and a floor area ratio of 255.15% applied.
The project entity, Hangang Mansion Housing Reconstruction Maintenance Project Association, will demolish the existing 23 old buildings (5 floors above ground) and newly construct 15 buildings (3 basement floors and 35 floors above ground) including apartment complexes and ancillary welfare facilities.
The number of apartment units will increase by 781 units from the existing 660 units to a total of 1,441 units. These consist of 1,303 units for sale to association members and the general public, and 138 rental housing units. Among the 1,303 sale units, 659 units are allocated for association members, 631 units for general sale, and 13 units are designated as reserved land.
Maintenance infrastructure includes roads (4,033.0㎡), parks (4,505.4㎡), and public offices (1,000.0㎡). According to the maintenance plan, a three-story community service center will be built as the public office. The park will be developed together with the adjacent Hangang Samik Apartment reconstruction.
The scheduled demolition of existing buildings is within one year from the date of management disposition plan approval. Accordingly, resident relocation and demolition procedures of existing buildings are expected to begin in the second half of next year.
Hangang Mansion was completed in 1970, and the reconstruction association was established in June 2017, 47 years later. It passed the Seoul City Architectural Committee review in 2019 and the environmental impact assessment review last year. After the approval of the housing reconstruction maintenance project implementation plan in September last year, a regular general meeting was held in January this year to select GS Construction as the contractor.
Park Hee-young, Mayor of Yongsan-gu, said, “We have fired the starting shot for Yongsan development, a long-standing wish of Yongsan residents,” and added, “We will make every effort to ensure the project proceeds smoothly.”
