[Asia Economy (Suwon) = Reporter Lee Young-gyu] Compensation for the Gwangmyeong Hak-on and Ansan Jangsang public housing districts, part of the 3rd phase new towns in the southwestern metropolitan area, is progressing smoothly.
The Gyeonggi Housing and Urban Corporation (GH) announced on the 30th that land compensation for the Gwangmyeong Hak-on district, a 3rd phase new town in the southwestern metropolitan area, began in March, and compensation for fixtures started in November.
GH analyzed that customer satisfaction with compensation has significantly increased due to securing sufficient consultation time through the pre-reservation system introduced in March for smooth compensation.
The Gwangmyeong Hak-on district is being developed as a residential complex with 4,317 households on a 684,000㎡ site in Gahak-dong, Gwangmyeong City, to stabilize residents' housing and serve as a residential area for workers in the Gwangmyeong Siheung Technovalley.
Although the Ansan Jangsang district faced potential delays in compensation work due to the establishment of multiple countermeasure committees and delays in recommending appraisal firms, steady resident consultations and persuasion have brought the compensation and project schedule back on track. Currently, land appraisal is underway, and GH expects compensation to proceed soon.
The Ansan Jangsang district is a 3rd phase new town with excellent metropolitan transportation conditions, located near the newly established Sinansan Line station and the Yeongdong and Seohaean Expressways. It will have approximately 14,400 households on a 2,210,000㎡ site in Jangsang-dong and Jangha-dong, Sangnok-gu, Ansan City.
A GH official stated, "Recently, during the new town development process, it has been difficult to communicate with residents due to opposition to compensation from original residents after project plan announcements and the establishment of multiple countermeasure committees. GH considers minimizing the compensation period a crucial factor for timely new town construction and is actively responding through continuous meetings with resident committees and holding proactive resident forums."
