The drive-in system refers to a design that allows vehicles to enter the building and continue work without passengers having to get out. However, in drive-in KICs, cargo trucks can enter as close as possible to the workplace. This significantly reduces the movement between the workplace and the truck, enhancing work efficiency and simultaneously lowering the accident rate among employees, making it a ‘win-win’ design.
The popularity of drive-in KICs is high in Namyangju City as well. ‘Byeollae DeFirst’ is the only manufacturing and transportation-specialized KIC in Namyangju where the drive-in design is applied to all floors rather than just some, increasing its ‘only-one’ rarity value.
True to its name as a ‘vehicle transportation-specialized KIC,’ ‘Byeollae DeFirst’ also features specialized designs considering tenant companies. First, the drive-in ramp is designed to be a spacious 7.3 meters wide, and the corridor width on each floor is planned at 3.5 meters to allow forklift turning. The maximum floor height is 5.4 meters, providing ample space for cargo loading and improving work comfort. The floor load capacity is designed to withstand up to 1.2 tons per square meter, enabling the safe use of medium to large equipment.

‘Byeollae DeFirst’ is being developed in Byeollae-dong, Namyangju City, Gyeonggi Province, as a KIC and neighborhood living facilities spanning from two basement floors to nine above-ground floors, with a total floor area of approximately 25,728 square meters. It is located at a corner intersection adjacent to a six-lane main road with excellent vehicle accessibility, near a waterfront promenade, and surrounded by abundant demand.
The site offers easy access to the Sejong-Pocheon Expressway and the Metropolitan Area 1st Ring Expressway via ‘Nambyeollae IC’ (about 2 minutes by car) and ‘Byeollae IC’ (about 3 minutes by car). It provides convenient wide-area travel to Seoul and the metropolitan area and is adjacent to the region’s main road, ‘Songsan-ro,’ allowing access to various parts of the city.
Notably, the Sejong-Pocheon Expressway, which has already opened the Pocheon-Guri section, is scheduled to be completed up to the Guri-Sejong section by 2024. Once this road opens, a ‘wide-open’ transportation network will connect northern Gyeonggi areas such as Pocheon, Yangju, and Namyangju to southern Gyeonggi areas like Suwon, Pyeongtaek, and Anseong, as well as Chungcheong regions including Cheongju and Sejong, greatly improving regional transportation conditions.
Within walking distance of the site are large-scale apartment complexes. It is possible to reach the entire Byeollae New Town area, including Byeollae Cafe Street, large supermarkets, and movie theaters in the central commercial district, within 10 minutes by car.
