Real Estate's Unbeatable Formula: Supply of 'Hillstate DMC Station' with 'Molsquare' Location, a Distribution Giant

Recently, complexes located near large shopping malls, hypermarkets, department stores, and outlets, known as mall-zone complexes, have been gaining popularity.


Mall-zone complexes are a coined term inspired by "station-zone," which refers to the convenience of apartments near subway stations, and they denote areas close to shopping facilities. When a large shopping mall is situated near one's home, various lifestyle convenience facilities such as culture, education, and leisure activities can be easily accessed in one place. Additionally, due to the abundant foot traffic, surrounding infrastructure improves, population inflow is activated, and this positively influences real estate value formation.


Representative areas include Hanam and Gwangmyeong cities in Gyeonggi Province. In Hanam, Starfield Hanam and Costco, and in Gwangmyeong, IKEA, Lotte Outlet, and Costco have been established, allowing these areas to fully enjoy the mall-zone premium. Apartments introduced in these regions recorded high competition rates and gained popularity.


For example, in November 2020, the "Gamil Prugio Markver" in the Gamil district of Hanam, Gyeonggi Province, recorded an average competition rate of 404.7 to 1 and a peak of 576.5 to 1 in the first-priority subscription. Similarly, in September 2021, "Gwangmyeong First Switzen" supplied in Gwangmyeong also succeeded with a highest subscription competition rate of 150.8 to 1 in the first priority.


An industry insider said, "As the housing market recently shifts toward actual demand, the value of mall-zone complexes with pleasant environments and well-established infrastructure is increasing," adding, "Even in a recession like now, they act as a support that sustains prices and values, so the popularity of mall-zone complexes will continue."


Meanwhile, a complex that will fully enjoy the mall-zone effect through the creation of a large shopping mall is scheduled to be introduced. "Hillstate DMC Station," planned for supply in November in Jeungsan-dong, Eunpyeong-gu, Seoul, will be developed with 2 buildings ranging from 5 basement floors to 36 above-ground floors, offering 3 types of units with exclusive areas of 59, 63, and 75㎡, totaling 299 households. Nearby, the Susaek Station zone development and the Sangam DMC Lotte Complex Shopping Mall are planned.


The Susaek Station zone development project is a complex development project around Digital Media City (DMC) Station, where Subway Line 6, Airport Railroad, and Gyeongui-Jungang Line pass. Of approximately 320,000㎡ from Susaek Bridge to DMC Station, 220,000㎡ excluding the railway tracks is the development target. Upon completion, about 15,000 jobs are expected to be created, and the production inducement effect is estimated at approximately 2.7 trillion KRW.


Additionally, the "Sangam DMC Lotte Complex Shopping Mall" project is planned in the Susaek Station zone area. Comprising Lotte Department Store, Lotte Mall, and officetels, this project is expected to form a new commercial district representing Eunpyeong-gu, Mapo-gu, and Seodaemun-gu. With a large-scale shopping mall nearby, convenient infrastructure is anticipated in the future.


Moreover, "Hillstate DMC Station," located at the very center of DMC, boasts excellent living conditions with various infrastructures nearby. Close to Jeungsan General Market, E-Mart, Homeplus, Megabox, and the Oil Tank Culture Park, and with plans for large-scale retail facilities within the complex, the residential environment is expected to improve significantly.


Nearby, the public Jeungsan Information Library and Jeungsan Elementary School are about 600 meters away, and within a 1 km radius are Jeungsan Middle School, Yeonseo Middle School, Gajaeul High School, and Sangam High School, providing an excellent educational environment. Abundant green spaces such as the Linear Forest (planned), Maebongsan Neighborhood Park, Bulgwangcheon Stream, World Cup Park, Sky Park, and Nanji Camping Site are also close by.


Move-in is scheduled for April 2027.
