As the Seocho Town complex development project progresses smoothly, the high-end officetel 'Seocho Renid,' which stands to benefit from this development, is gaining attention.
The Seocho Town complex development project involves an investment of approximately 523 billion KRW to build a mixed-use facility with a total floor area of 198,700㎡ on the current Seocho District Office site of 16,618㎡. The building will have 34 floors above ground and 6 floors underground, featuring various resident convenience facilities and public offices. The project passed the preliminary feasibility study by the Ministry of Economy and Finance in 2020, and the consignment contract was finalized in November last year. Completion and occupancy are scheduled for 2026.
The Seocho Town complex development project is a large-scale mixed-use development expected to drive up property prices in the surrounding area after completion. A real estate industry expert stated, "When a large project like the Seocho Town complex development is completed, real estate prices in the area will soar. Investors should pay close attention to the high-end officetel 'Seocho Renid,' which is expected to benefit from this project."
Located in Seocho-gu, Seoul, 'Seocho Renid' will consist of a total of 156 units ranging from 42㎡ to 130㎡ in exclusive area, with 8 basement floors and 20 floors above ground. Adults aged 19 and older can apply for subscription without using a subscription savings account. It is not affected by subscription qualifications, funding plans, re-subscription restrictions, or subscription points. A 70% loan-to-value (LTV) mortgage and interest-free interim payments are also available, reducing financial burden.
'Seocho Renid' is constructed by Lotte Construction, the representative builder of high-end residential facilities such as Lotte Tower Signiel Residence, Nine One Hannam, and Penthill Cascade, promising premium value after occupancy. This officetel is designed with a rare 100% self-parking lot in Gangnam and boasts ample parking space with more than 1.2 parking spots per unit (178 spaces).
The complex features elongated terraces in all 24 unit types, totaling 156 units ranging from 42㎡ to 130㎡. Each unit is designed with two open sides and a 3Bay layout. The open dining kitchen and bar areas allow for cooking, work, meetings, parties, and hobbies. Some unit types include large shoe closets, built-in wardrobes, and dressing rooms, providing ample storage space.
'Seocho Renid' boasts a unique exterior with a dark gray-toned premium finish and a mass-emphasized facade design. To enhance the luxurious appearance, lighting will be installed throughout the facade, lower floors, rest areas, and walkways to ensure continuity between the city and the building.
All home appliances and furnishings will be built-in. The kitchen furniture by Germany's LEICHT, used in Nine One Hannam and Acro Forest, and German BORA induction cooktops will be installed. Hinged doors and faucets will feature Italian finishes, and the flooring will be constructed with premium Italian DOMUS materials.
Additionally, various community spaces such as an indoor basketball court, running track, screen golf practice range, GX room (PT/Pilates), and table tennis room will be provided. Concierge services including move-in cleaning, pet care, laundry, room cleaning, and butler services will also be offered to enhance residents' quality of life.
The complex's proximity to various convenience and cultural facilities is another advantage. Nearby are Seocho District Office, Seoul Family Court, Seoul Arts Center, and KEPCO Art Center, as well as Shinsegae Department Store, E-Mart, and Lotte Mart. The educational environment includes Daechi Middle School, Yangjae High School, Eunkwang Girls' High School, Chung-Ang University High School, National Gugak High School, and Eonnam High School. Pleasant natural surroundings such as Maebongsan Mountain, Umyeon District Neighborhood Park, and Yangjae Citizens' Forest are also nearby.
The complex is close to Yangjae Station, a transfer station for Subway Line 3 and the Shinbundang Line. Yangjae Station will also serve the GTX-C line in the future. Residents can easily access business districts and the Gangnam area via Gangnam-daero and Nambu Beltway located in front of the complex. Additionally, Seocho IC and Yangjae IC on the Gyeongbu Expressway and Naegok IC on the Bundang-Naegok Expressway provide convenient access to the entire metropolitan area.
