Future Value Expected for 'Yonggye Station Prugio Artsber' Due to Positive Factors in Daegu Dong-gu

As various development benefits continue in Dong-gu, Daegu, the local real estate market is stirring, centered around nearby complexes.


First, the K2 former military base development project in Dong-gu is being actively promoted. Despite Dong-gu's natural and eco-friendly geographical advantages, development had been somewhat slow due to the K2 military airport. However, since the first meeting of the council for the relocation of Daegu military airport was held in April last year, the military relocation project has been gaining momentum.


In March this year, a 'K2 Former Military Base Master Plan Establishment Public Hearing' was held to gather opinions from experts and citizens to transform the approximately 2.1 million pyeong (about 6.94 million square meters) large former military base into a new growth hub city where industry, residence, and culture and arts coexist. In particular, Daegu City named the 'K2 Former Military Base' as 'Daegu Sky City' at this event and unveiled a comprehensive plan incorporating visions at the local, urban, metropolitan, national, and global levels, preparing for the birth of a new downtown area.


Additionally, the Ansim New Town development project is underway. Located on the site of the old Daegu fuel complex, it is being developed into a residential complex with environmental, cultural, and commercial functions on a 360,000㎡ site in the Yul-am-dong area of Dong-gu. On the northern side of the project site, a 5,000㎡ cultural experience space and assembly facilities will be constructed on the cultural facility site, and a 40,000㎡ park and green space will be created, providing a pleasant residential environment. It is expected to establish itself as a new premium residential complex in Daegu in the future.


Notably, the global furniture company IKEA will also open a store within Ansim New Town. IKEA Daegu is planned to be built on approximately 41,000㎡ of Ansim New Town with an investment of 180 billion KRW, aiming to open in the first half of 2025. The entry of a large shopping mall like IKEA is expected to significantly increase foot traffic, boost the local economy, and positively impact housing prices, thus acting as a favorable factor for the real estate market in Dong-gu, Daegu.


The Daegu Urban Railway EXCO Line project, considered a long-awaited project in Daegu, is also acting as a positive factor for Dong-gu. The EXCO Line is a 12.3 km urban railway with 10 stations, starting from Suseong-gu Citizen Stadium Station on Daegu Metro Line 3, passing through Kyungpook National University and EXCO, and connecting to Isiapolis. It will traverse the eastern and northern parts of downtown Daegu. The preliminary feasibility study was passed at the end of last year, with an expected opening in 2028. It will be constructed as an elevated monorail, similar to the existing Metro Line 3.


Furthermore, the Daegu Food Industry Cluster, being developed on a 318,000㎡ site in Yonggye-dong, Dong-gu, started site construction in September 2023 and is on track for completion in June 2026. The Yulha Urban Advanced Industrial Complex, a complex focused on advanced manufacturing and knowledge industries in the Yulha-dong area, is also scheduled for completion by the end of next year.


An industry insider said, "Dong-gu, which was undervalued as a neglected area even within Daegu, is gaining attention as various development benefits such as the K2 former military base development, Ansim New Town creation, IKEA entry, and EXCO Line construction become visible," adding, "The improved residential environment is raising expectations, making the new housing market more prominent."


Amid these developments, 'Yonggye Station Prugio Artsber,' currently being sold in Yonggye-dong, Dong-gu, Daegu, is attracting attention.


Developed as part of the Yonggye-dong urban development project, 'Yonggye Station Prugio Artsber' consists of two complexes, A1 and A2 blocks, forming a large-scale complex with a total of 1,313 households across 2 basement floors to 15 floors above ground. Complex 1 has 12 buildings with 745 households, and Complex 2 has 9 buildings with 568 households. Both complexes feature slab-type designs with exclusive areas ranging from 59 to 99㎡, which have been popular among actual buyers.


'Yonggye Station Prugio Artsber' is the largest apartment complex in terms of the number of households among newly supplied complexes in the nearby Yulha area, and will include resident community facilities rarely found in smaller complexes. Complex 1 will feature a swimming pool and fitness club, while Complex 2 will have YBM English community and golf club facilities, enhancing convenience for residents with various specialized amenities. Additionally, sports facilities such as fitness clubs and golf clubs within the complex will allow residents to enjoy exercise and leisure activities. Playgrounds for children, central courtyards, and welcome plazas will also be created throughout the complex as resting spaces.


Notably, this complex is the first Prugio complex supplied in Dong-gu, Daegu, in 12 years since 'Gaksan Prugio' in 2009, offering brand premium as well as excellent location conditions. It is located near Yonggye Station on Daegu Metro Line 1, providing easy access to downtown Daegu via Hwarang-ro and Beoman-ro. Additionally, Dongdaegu IC is nearby, allowing travel to other cities via Gyeongbu Expressway and Jungang Expressway. Various bus routes also facilitate convenient movement to major areas in Daegu.


The complex also boasts expansive views. 'Yonggye Station Prugio Artsber' is oriented mainly southward (south, southeast, southwest) for all units, and some units have permanent views of the Kumho River. The nearby Kumho River trail, children's park, and Yonggye Park provide a pleasant residential environment. Moreover, nearby lifestyle infrastructure such as Lotte Mart, Lotte Outlet, and Lotte Cinema is expected to enhance residential convenience.


'Yonggye Station Prugio Artsber' can be contracted with only a 5% deposit without any separate interim payments, and some remaining units are currently being sold as the project nears completion.
