New Sale of 'Gasan 3rd SK V1 Center' in Gasan Digital Complex, the Mecca of Knowledge Industry Centers

The value of knowledge industry centers in the Seoul metropolitan area is rising. This is due to a decrease in vacancy rates and the announcement of deregulation measures such as the expansion of tenant industries in knowledge industry centers. However, since supply remains steady, corporations are expected to engage in selective purchases. In particular, interest continues to focus on "verified" knowledge industry centers constructed by brand-name construction companies.


According to the Korea Industrial Complex Corporation, as of the first half of this year, 79.5% of the 1,367 knowledge industry centers nationwide are concentrated in the Seoul metropolitan area. Gyeonggi-do has the largest number with 643 centers, followed by Seoul with 367, and Incheon with 79.


The Seoul metropolitan area offers excellent transportation and various convenience facilities, and similar industries are clustered together, creating synergy through "agglomeration (clusters)," which provides more advantages compared to other regions. Since half of the population is concentrated here, it is also advantageous for securing talented personnel.


Additionally, in July this year, the government expanded the tenant industries allowed in knowledge industry centers during the "Corporate Meeting for Industrial Site Regulation Improvement." Previously, only manufacturing was permitted in knowledge industry centers within industrial complex factory sites, but going forward, knowledge-based industries and information and communication industries will also be allowed.


Accordingly, the already favorable market sentiment is expected to gain further momentum. According to the Global Real Estate Service company Genstar Mate's Office Market Report, in the first half of 2022, GBD (0.6%), YBD (1.9%), and CBD (4.5%) recorded their lowest rates in over eight years.


Interest is also expected to continue in newly supplied knowledge industry centers. However, given the steady supply, attention is expected to focus on locations with brand power, advantageous sites, and differentiated designs.


Among the Seoul metropolitan area, Gasan Digital Complex is highly preferred as an IT cluster in Seoul due to its convenient transportation and diverse business infrastructure. Approximately 12,000 companies, including venture firms and large corporations, are concentrated there. Nearby, there is also a high-tech digital industrial complex employing about 140,000 workers. Various financial institutions, public organizations, and large corporations are located here, enabling diverse business linkages with related companies. Moreover, lifestyle infrastructure is excellent with outlet shopping malls, university hospitals, and Anyangcheon Stream nearby.


SK V1, which has already created a success story with the Gasan 1st SK V1 center and 2nd SK V1 AP tower knowledge industry centers in Gasan Digital Complex, is launching the 3rd new sale.


The "Gasan 3rd SK V1 center" is designed as twin towers with two buildings of 20 floors above ground and 5 basement levels, featuring an arch-shaped design and trendy curtain wall balconies. From basement level 5 to the 3rd floor above ground, the two buildings are connected, making movement between buildings convenient.


Inside the building, units are mainly designed as small rooms ranging from 9 to 12 pyeong (approximately 30 to 40 square meters), accommodating small businesses as well as medium to large businesses by combining multiple units.
