Premium Expectations for Ulsan's 'Billibe Riverant' Overlooking Taehwagang

Recently, as social trends have shifted and more consumers prioritize quality of life, waterfront apartments that allow residents to enjoy the sea, rivers, and lakes up close have gained popularity.


Waterfront apartments typically feature expansive water views and are often located near large parks and developed commercial areas, making them highly desirable residential areas and frequently establishing themselves as affluent neighborhoods within their regions.


In fact, in Seoul, apartments near the Han River in areas such as Seongsu-dong, Hannam-dong, and Apgujeong are considered affluent residences, while in Busan, apartments around Haeundae lead the real estate market, reflecting the increasing value of waterfront apartments.


The popularity of waterfront apartments is also notably high in provincial areas. According to Korea Real Estate Board’s subscription website, in February, GS Construction supplied ‘Pohang Xi The Ocean’ in Pohang, Gyeongbuk, which boasts views of the Yeongildae coastline. It attracted 12,526 applicants for 101 units, recording an average competition rate of 124 to 1.


In Ulsan Metropolitan City, the Nam-gu district, which has the highest residential preference, is densely populated with apartments around the Taehwa River and records the highest prices in the area. According to data from the Korea Real Estate Board, as of July, the median apartment sale price in Nam-gu was 365 million KRW, approximately 90 million KRW higher than the Ulsan average of 278 million KRW.


Among these, Shinsegae Construction plans to launch sales of ‘Belive Riverant’ in November, located in Sinjeong-dong, Nam-gu, Ulsan Metropolitan City. The complex offers direct access to Taehwa River Riverside Park, boasting excellent views and a pleasant living environment.


‘Belive Riverant’ is close to bicycle paths, walking trails, canola flower fields, sports parks, and Ulsan Citizen’s Park, with good accessibility to the Taehwa River National Garden. Some areas along the Taehwa River have been designated as a national garden, ensuring a clean and comfortable environment.


Numerous schools are concentrated within walking distance, providing excellent educational conditions. Wolbong Elementary School is located right in front, and Gangnam High School is nearby, allowing for walking commutes. Within a 1 km radius of the complex, many schools such as Ulsan Jungang Elementary and Wolpyeong Middle School are clustered, and the Samsan academic district is also close, offering a superior educational environment.


Additionally, the large Save Zone shopping mall is nearby, along with well-equipped medical and cultural facilities such as Ulsan Hospital and the Cultural and Arts Center. The Samsan-dong area, one of the largest commercial districts in the region with New Core Outlet, Lotte Department Store, and Hyundai Department Store, is easily accessible, allowing convenient use of various lifestyle infrastructures.


Adjacent to Beonyeong-ro, city travel is convenient, and access to Taehwa Rotary, a transportation hub in Ulsan, is easy, enabling smooth use of major road networks including Sinjeong-ro, Gangnam-ro, and Gongyeongtap Rotary. Access to highways via Ulsan IC is also convenient. Within a 10-minute drive are Ulsan Express Bus Terminal and Ulsan Intercity Bus Terminal, providing a well-established metropolitan transportation network that facilitates easy travel to other regions by public transport.


Transportation network expansion projects are also planned. The Ulsan Tram Line 2 (scheduled to open in 2027) is being promoted within a 5-minute walk. The Ulsan Urban Railway Tram Line 2, connecting Yaeum Intersection and Songjeong Station, was finally selected as a government preliminary feasibility study project last year. Once the Ulsan Tram Line 2 opens, a station is planned near the complex, further improving public transportation conditions.


‘Belive Riverant’ is a compound word combining River Front, referring to the city’s riverside area, and Different, symbolizing a different life, representing the unique value of life enjoyed along the Taehwa River. The complex consists of 4 buildings ranging from 3 basement floors to 29 above-ground floors, with a total of 311 units of 78 and 84 square meters in exclusive area. All units feature a 4-bay slab-type design, which is highly preferred by consumers, maximizing natural light and ventilation efficiency. Community facilities such as a fitness center, golf practice range, and book caf? lounge will be provided throughout the complex.
