New apartments being sold near stations inevitably attract attention. Station-area complexes not only offer convenient transportation but also feature robust living infrastructure such as commercial facilities, education, and leisure around the station, greatly enhancing the quality of life.
Residents of station-area apartments benefit from significantly reduced time spent on public transportation and closer access to commercial facilities formed around the station. In particular, students and office workers find commuting and traveling to school much more convenient, making these areas highly sought after.
In fact, the subscription competition rate for station-area complexes in the sales market is high. In March, ‘Shinyoung Ziwell Estate Gaebong Station’ in Gaebong-dong, Guro-gu, Seoul, recorded an average competition rate of 22 to 1, with 1,062 applicants for 48 units in the first-priority subscription, completing subscriptions for all housing types. It is analyzed that the complex’s proximity to Exit 2 of Gaebong Station on Subway Line 1 contributed to its popularity.
In October this year, the officetel ‘Tangjeong Station Hanssem Bachhaus’ sold in Asan City also recorded a highest competition rate of 16.33 to 1. This complex is a station-area complex located near Tangjeong Station on Seoul Metropolitan Subway Line 1, and the high competition rate is believed to be due to abundant benefits such as the double living zone of Cheonan and Asan and regional development.
A sales industry official stated, "Station-area apartments are consistently popular because they offer not only convenience in daily life but also the potential for future premium increases."
Meanwhile, DL Construction plans to sell ‘e-Pyeonhansesang Daejeon Station Centum Vista’ in the Samsung-dong area of Dong-gu, Daejeon Metropolitan City, in November.
The complex consists of 4 buildings, ranging from 5 basement floors to a maximum of 39 floors above ground, with 400 apartment units and 25 officetel units. Both apartments and officetels are supplied with the highly preferred exclusive area of 84㎡. It is a station-area complex within walking distance of KTX Daejeon Station. Convenient access to major highways is available via Daejeon IC and Panam IC, and various transportation infrastructure expansions such as Daejeon Subway Line 2 (planned) and the Metropolitan BRT Transfer Center (planned) are scheduled.
It also boasts excellent living infrastructure such as education and convenience facilities. Various elementary, middle, and high schools including Samsung Elementary, Hanbat Middle, Bomun Middle, and Bomun High are densely located, eliminating concerns about education. The central commercial district near Daejeon Station is close by, along with Homeplus, Costco, Catholic University Daejeon St. Mary’s Hospital, and Chungnam National University Hospital. A healing residential environment is also planned through the Daejeoncheon Green New Deal Project (planned).
Additionally, e-Pyeonhansesang Daejeon Station Centum Vista offers product competitiveness befitting its brand. The 39-story complex provides excellent views, and ample storage spaces such as pantries and master bedroom dressing rooms are provided. The specialized fine dust reduction system called the ‘Smart Clean & Care Solution’ is also applied, and community facilities include a fitness center, golf practice range, small library, and playground, offering a variety of amenities.
Furthermore, the complex is included in the Daejeon Urban Convergence Special Zone, benefiting from development. The Daejeon Urban Convergence Special Zone is divided into the Seonhwa District and the Daejeon Station Area District. The Daejeon Station Area, centered around KTX Daejeon Station, includes Samsung-dong, Soje-dong, Jeong-dong, Sinan-dong, and Won-dong in Dong-gu, where a startup hub center, railway industry complex cluster, and social venture campus will be established. It is expected to break away from the old downtown image by fostering region-specific industrial manpower.
The housing exhibition center is scheduled to open in November.
