[Asia Economy Reporter Kim Hyemin] Hyundai Engineering & Construction announced on the 2nd that it plans to launch sales of 'Hillstate Cheonan Station Skyum' in Cheonan-si, Chungcheongnam-do next month.
This complex, located at 209-1 Seongjeong-dong, Seobuk-gu, Cheonan, will be developed with 6 buildings ranging from 5 basement floors to 49 above-ground floors, comprising a total of 999 apartment units and 80 officetel units. The apartments have exclusive areas ranging from 59 to 114㎡, and the officetels are a single type of 84㎡.
Cheonan-si was recently removed from the regulated area, allowing advantages in loans, taxes, and subscription. First, the loan-to-value ratio (LTV) is relaxed to 70% for non-homeowners and 60% for one-homeowners. The heavy acquisition tax on housing is not applied, and the move-in obligation is eliminated, so tax exemption benefits can be received even without fulfilling the actual residence requirement. Additionally, resale of pre-sale rights is possible, and up to two mid-term loans can be obtained.
The complex is located in the station area of Cheonan Station. Within walking distance are the Seoul Metropolitan Subway Line 1 and the Gyeongbu Line at Cheonan Station, and it is also close to roads such as Bongpyeong-ro and Bongjeong-ro. Nearby, the Dangjin-Cheonan Expressway connecting Inju-myeon, Asan-si to Mokcheon-eup, Cheonan-si is under construction with a target opening date of December 2025. The Cheonan-Cheongju International Airport double-track railway project connecting Cheonan Station and Cheongju International Airport has also passed the preliminary feasibility study.
In particular, the area around Cheonan Station has been undergoing the Cheonan Station Area Urban Regeneration New Deal Project, covering approximately 210,000㎡, from 2018 to next year.
Nearby the complex are Wachon Elementary School, Gyegwang Middle School, and Cheonan High School, as well as shopping facilities such as E-Mart, Shinsegae Department Store, and Homeplus. Cheonancheon Stream flows right in front of the complex. Furthermore, large industrial complexes such as Samsung Display Cheonan Campus and Baekseok Agricultural Industrial Complex are nearby, providing abundant residential demand.
Hyundai Engineering & Construction designed the complex mainly facing south with a well-ventilated slab-type structure. It secured a sense of openness with a high ceiling height of 2.5m along with ample storage spaces such as dressing rooms and alpha rooms. The officetel is designed as the first terrace duplex residential officetel in the region. Various community facilities such as fitness centers, golf practice ranges, libraries, and care centers will be applied. Exclusive sky lounges, guest rooms, and party rooms for residents are also planned.
A Hyundai Engineering & Construction sales official said, "Hillstate Cheonan Station Skyum is a branded residential-commercial complex located in the Seongjeong-dong area, which is about to undergo large-scale development, combining both station area location and product competitiveness, making the post-move-in prospects even more promising," adding, "Due to the deregulation, it is expected that demand will increase significantly."
