Continuously Evolving Workspaces... 3rd Generation 'Officement' Debuts in Wirye

As workspaces continue to evolve according to the needs of companies and workers, attention is focused on the upcoming supply of a new-concept office, ‘Pentone Wirye,’ in Wirye New Town this November.


Pentone Wirye is designed as a 3rd generation ‘Officement,’ advancing beyond the 1st generation section office and 2nd generation live office, offering a trendy space that is on a completely different level from previous office generations.


Officement is a new office type emerging from the spread of the ‘Work-Life Integration’ trend, which seeks to unify work and life. It combines the advantages of office and residential spaces, features duplex layouts for all types (except for two penthouse-type units), and offers spacious balcony areas, allowing users to customize the space according to their preferences. It has high rarity value as a customized office, resembling residential facilities but considered office facilities under various regulations, making it more accessible.


In particular, Pentone Wirye stands out as the first officement in Wirye New Town with a specialized interior layout. All units (from the 2nd to the 24th floor, excluding two penthouse-type units) feature high ceilings of 5.6 to 5.7 meters to maximize openness. Unlike previously supplied offices and officetels where duplexes were designed as attic types with low ceiling heights, Pentone Wirye secures a height of 2.3 to 2.4 meters for both the upper and lower duplex spaces.


It also provides ample balcony service areas that can be used in various ways. A cross-ventilation structure is applied, with balconies facing each other on the front and rear sides. Notably, the rear balcony is applied to both the upper and lower floors, resulting in a total of three balcony sides including the front.


Additionally, leveraging its location advantage with Seongnam GC and Cheongnyang Mountain situated in front of the complex, a specialized design places all units facing south to secure unobstructed views. As views have become a key factor in premium formation even in office facilities, Pentone Wirye’s value is highly regarded for its permanent views of Cheongnyang Mountain and the golf course.


Moreover, Pentone Wirye is thoughtfully designed as a ‘private office.’ Instead of a corridor-style layout, it adopts an apartment-style core system, so that only two units are accessible upon elevator exit, and each unit has its own exclusive restroom.


Community facilities such as lounges, saunas, and individual storage rooms are also provided for resident companies and users, distinguishing Pentone Wirye from others.


Pentone Wirye offers convenient access to all of Seoul, including Gangnam, through various transportation networks. The Wirye Tram, scheduled to open in 2025, will allow transfers to Subway Lines 5, 8, and the Bundang Line. Furthermore, the Wirye-Sinsa Light Rail connecting Sinsa-dong in Seoul to Wirye New Town is expected to open in 2028, facilitating easier access to the Gangnam area, including Samsung Station. Additionally, proximity to Wirye-daero and Wirye IC enables easy use of major roads such as the Dongbu Expressway, the Metropolitan Area 1st Ring Expressway, and the Bundang-Suseo Expressway.


With various convenience facilities nearby, both work and living environments are excellent. One-stop infrastructure includes Starfield City Wirye, CGV, Lotte Cinema, E-Mart Traders, NC Department Store, and Garden Five, while pleasant natural surroundings include Seongnam GC, Cheongnyang Mountain, Wirye Neighborhood Park, Wirye Lake Park, and Wirye Historical Waterfront Park.


Pentone Wirye is relatively free from real estate regulations. It is not counted as a residential property, thus exempt from multi-homeowner-related taxes such as comprehensive real estate tax and capital gains tax, and is not subject to resale restrictions. Moreover, although the population of Wirye New Town reaches about 110,000, only 8% of the land is available for office facilities, enhancing its rarity value.


An official from the sales department said, “Investors are showing great interest in ‘Pentone Wirye,’ the first officement in Wirye New Town with excellent access to Gangnam, which will be supplied in November. With its prime location for businesses, high rarity, and benefits from abundant transportation developments such as the Wirye Tram Line and Wirye-Sinsa Line, its value is expected to rise.”


Pentone Wirye will be developed in Hakam-dong, Hanam-si, Gyeonggi-do, consisting of 82 office units from four basement floors to 25 above-ground floors.
