Gyeonggi-do Osan-si 'SK VIEW' Debuts... Sales Success Expected with Brand Power Osan SK VIEW Phase 1 & 2 [SK Osan Segyo 2 District 18BL Perspective]

Recently, the first branded complexes in a region have been gaining high popularity in the housing market. As the first branded complexes supplied in the area, they not only quickly spread awareness through attention but also have abundant waiting demand.

Additionally, due to their unique rarity and symbolism, they are highly favored among buyers as they have a strong potential to become regional landmark complexes. In particular, construction companies are putting great effort into enhancing their image by applying special designs and landscaping to increase brand recognition within the region through their first sales.

In fact, these advantages have led to excellent results in the sales market. According to Korea Real Estate Board’s Subscription Home, in May this year, ‘e-Pyeonhansesang Siheung Janghyeon First Venue,’ sold in Siheung Janghyeon District, Siheung-si, Gyeonggi-do, recorded an average first-priority subscription rate of 189.94 to 1, with a peak of 196.5 to 1. Industry insiders explained that this complex, being the first ‘e-Pyeonhansesang’ brand in the region, attracted significant interest even before sales, which translated into high subscription rates.

In March, ‘Hillstate Guri Station,’ sold in Guri-si, Gyeonggi-do, also drew attention as the first Hillstate in Guri-si, recording an average first-priority subscription rate of 14.9 to 1 and a peak competition rate of 44.79 to 1.

A real estate expert said, “Branded complexes supplied for the first time in a region tend to attract a lot of attention from buyers before sales due to their high rarity and symbolism. Since it is a good opportunity for construction companies to build a positive image locally, they tend to focus on specialized floor plans, landscaping, and community facilities, so the product value can also be expected.”

Meanwhile, the first SK VIEW apartments in Osan-si, Gyeonggi-do, are scheduled to open their model homes on October 28, attracting much interest from buyers.

SK Ecoplant plans to sell ‘Osan SK VIEW Phase 1 & 2’ in blocks 18 and 19 of Osan Segyo 2 District, Osan-si, Gyeonggi-do. Osan SK VIEW Phase 1 (Block 19) consists of 71 to 84㎡ units in buildings ranging from 2 basement floors to 18 above-ground floors, while Osan SK VIEW Phase 2 (Block 18) consists of 71 to 84㎡ units in buildings from 2 basement floors to 25 above-ground floors, totaling 644 households.

‘Osan SK VIEW Phase 1 & 2’ are the first SK VIEW branded apartments introduced in Osan, boasting brand power as well as excellent infrastructure with high value. Osan Station is nearby, making it easy to access the Osan Station Transfer Center, commercial facilities, Osan City Hall, and other infrastructure centered around Osan Station.

The transportation environment is also excellent, offering great accessibility to other areas. Residents can travel directly to Seoul via Line 1 at Osan Station, and use the SRT Dongtan Station for fast nationwide travel. Accessibility to the Gyeongbu Expressway and the Metropolitan Area 2nd Ring Road (Bongdam-Dongtan) is also good, making car travel convenient. Furthermore, the Western Bypass Road (scheduled for 2022), GTX-C (planned) extension, and Bundang Line extension (planned) are becoming more visible, promising even more convenient transportation.

The educational environment is also excellent. Nearby Gasu Elementary School and Osan Elementary School allow for walking commutes, and new elementary and middle schools are planned right in front of the complex, which is expected to attract high interest from parents. Additionally, natural environments such as the entrance to Gagamisan hiking trail, Osancheon Stream, and Mulhyanggi Arboretum are close by, offering abundant leisure activities.

Specialized designs of SK VIEW will also be applied, further increasing resident satisfaction. In particular, the 84㎡A type expands the kitchen and alpha room to offer a wide dining space. The wide dining area includes a cooking counter about 4 meters long and enough space to accommodate an 8-person dining table. The utility room is also spaciously designed to allow ample storage.

Meanwhile, ‘Osan SK VIEW Phase 1 & 2’ will begin subscription with special supply on Monday, October 31, followed by first-priority subscriptions on Tuesday, November 1, and second-priority subscriptions on Wednesday, November 2. Winners will be announced on Wednesday, November 9, and document submission for winners will take place over seven days from Friday, November 11 to Thursday, November 17. The official contract period will be five days from Monday, November 21 to Friday, November 25.
