‘Saint Johns Yangyang The Suite’ Featuring Kid-Friendly Design

As construction companies increasingly apply kid-friendly designs in the sales market, attention is focusing on the residential lodging facility ‘Saint Johns Yangyang The Suite’ supplied in Yangyang-gun, Gangwon-do. The growing importance of kid-friendly designs recently is due to the fact that people in their 30s and 40s with young children have emerged as the main target group in the sales market. In fact, the residential lodging facility ‘Hillstate Lagoon in Terrace Phase 2’ supplied in the Siwha Multi Techno Valley (Siwha MTV) area of Ansan-si, Gyeonggi-do, recorded a competition rate of 45.2 to 1 with 52,590 applications for 1,164 units. This place attracted high popularity by offering community facilities for children such as kids care, book cafes, and libraries, as well as an infinity pool and an indoor swimming pool.


The reason why ‘Saint Johns Yangyang The Suite’ is gaining high interest from consumers is for similar reasons.


‘Saint Johns Yangyang The Suite,’ currently being sold in Ganghyeon-myeon, Yangyang-gun, Gangwon-do, consists of 216 units ranging from 37 to 125㎡ in exclusive area, spanning from 6 basement floors to 23 above-ground floors. It plans to install and operate a ‘Kids Academy Club’ where children can experience various activities such as cooking and art.


Additionally, hotel-grade amenities such as a fitness room, G·X room, and business lounge will be available for leisure and seminars. On the rooftop, a ‘Rooftop Sky Pool’ facing the sky and sea will be installed, and surrounding relaxation and leisure facilities such as a ‘Panorama Observatory,’ ‘Sky Garden,’ and ‘Therapy Garden’ will be created.


Each unit is equipped with a balcony that customers can use according to their preferences, and it is located right in front of Naksan Beach, a representative attraction of Yangyang, allowing views of the East Sea including the beach (except for some units).


Moreover, Yangyang-gun, Gangwon-do, where ‘Saint Johns Yangyang The Suite’ is located, is emerging as a hot place for various marine sports such as surfing, yachting, and skin diving, with a sharp increase in visitors.


According to data from the Korea Tourism Data Lab, the number of visitors to Yangyang-gun from January to August this year was 11,642,912. Compared to 9,463,335 during the same period last year, this is an increase of 2,179,577 visitors. If this trend continues, it is highly likely to surpass the record of about 15.23 million visitors in 2020, which was the highest since the 2018 survey.


Furthermore, Yangyang-gun and the Korea Tourism Organization signed a mutual business agreement in June to successfully promote the ‘2022 Smart Tourism City Project,’ putting more effort into attracting tourists. Through this project, Yangyang-gun aims to become a leading city in domestic surfing tourism and plans to invest a total of 7 billion KRW by March 2023, which is expected to further increase tourism demand in Yangyang.


‘Saint Johns Yangyang The Suite’ is also rare among residential lodging facilities in that it benefits from the development of the ‘Donghae Northern Line’.


The Donghae Northern Line, scheduled to open at the end of 2027, is a 111.7 km single-track railway connecting Gangneung, Yangyang, Sokcho, Goseong, and Jejin, with a total project cost of 2.7406 trillion KRW.


According to the Ministry of Land, Infrastructure and Transport, the Donghae Northern Line project is expected to generate about 4.7 trillion KRW in production inducement effects and create 39,000 jobs (Gangwon Research Institute, 2018). The 2023 budget proposal announced in August includes 282.8 billion KRW for the Gangneung-Jejin railway construction (Donghae Northern Line), and as of September, environmental impact assessment modification consultations are underway. Gangneung Station and Jejin Station will be renovated, and four new stations will be established in Jumunjin, Yangyang, Sokcho, and Ganseong.


Another advantage is that it is less regulated compared to housing. ‘Saint Johns Yangyang The Suite,’ as a residential lodging facility, allows anyone aged 19 or older to apply without a subscription savings account. It is considered non-residential, so it is not included in the number of houses, and there is no burden of acquisition tax surcharges or property tax, and resale of pre-sale rights is possible. Stable income can also be expected by entrusting management to Saint Johns, the operating company.


The facility operation will be handled by the hotel group ‘Saint Johns,’ which has high-quality service and a stable operating system based on experience and trust as the official accommodation of the Pyeongchang Winter Olympics.


Sales promotion centers are set up in two locations: Seoul and Gangwon.
