GS Construction's Unbeatable Xi Launches 'Daemyeong Xi Grand City' in Daemyeong-dong, Nam-gu, Daegu

GS Construction's Unbeatable Xi Launches 'Daemyeong Xi Grand City' in Daemyeong-dong, Nam-gu, Daegu

The polarization phenomenon according to brand continues in the real estate market. In fact, in the first half of this year’s pre-sale market, 40% of the nationwide first-priority subscription accounts were concentrated on the supply from the top 5 construction companies ranked by construction capability evaluation. Among these top 5 construction companies, GS Construction’s 'Xi' brand attracted the most subscription applications, demonstrating a high brand preference that draws attention.


According to data from the Korea Real Estate Board’s Subscription Home, in the first half of this year, 184 complexes nationwide offered a total of 64,544 units for general sale. A total of 744,227 first-priority subscription accounts were submitted for these units, recording an average competition rate of 11.53 to 1.


Among these, the top 5 construction companies in the 2022 construction capability evaluation (Samsung C&T, Hyundai Construction, DL E&C, POSCO Construction, GS Construction) supplied 23 complexes with a total of 13,966 units. These units received 306,709 first-priority subscription accounts, accounting for 41.2% of the total, with an average competition rate of 21.96 to 1. This figure is more than twice as high compared to construction companies outside the top 5, which supplied 50,578 units and received 437,518 first-priority subscriptions, resulting in an average competition rate of 8.65 to 1 during the same period.


Among the top 5 construction companies, the brand with the most first-priority subscriptions was GS Construction’s 'Xi'. Notably, only three Xi brand complexes were supplied in the first half of the year, but they attracted a remarkable 69,216 subscription applications, once again proving the brand’s high preference and trust in the market.


In particular, GS Construction’s Xi brand demonstrated its brand power through ‘Duryu Station Xi,’ which recently received first-priority subscriptions in the somewhat subdued Daegu subscription market.


‘Duryu Station Xi’ recorded the highest first-priority competition rate in Daegu this year (based on type) at 9.95 to 1. With an average competition rate of 5.16 to 1, it is regarded as a very encouraging result for Daegu’s subscription market this year.


Meanwhile, GS Construction plans to offer ‘Daemyeong Xi Grand City’ through redevelopment in Daemyeong 3-dong, Nam-gu, this month.


An industry insider predicted that ‘Daemyeong Xi Grand City,’ which shares common values such as the Xi brand, a large complex, and proximity to Dalgubeol-daero, will continue to succeed in pre-sale popularity.


Daemyeong Xi Grand City is a mammoth-scale branded large complex being developed in Daemyeong 3-dong, Nam-gu, Daegu, consisting of 17 buildings from 2 basement floors to 34 above-ground floors, with a total of 2,023 units. Among these, 1,501 units with exclusive areas ranging from 46 to 101 square meters will be offered for general sale.


Daemyeong Xi Grand City is characterized by excellent residential conditions, especially its proximity to Dalgubeol-daero, Seongdang-ro, and Apsan Circulation Road, making travel within and outside Daegu convenient by car. Additionally, Daegu Metro Line 2’s Bangogae Station and Line 3’s Namsan Station are nearby, boasting an excellent transportation environment.


The educational environment is also favorable. Seongnam Elementary School is located right in front of the complex, and nearby are Gyeongsang Middle School, Daegu High School, Dalseong High School, as well as Daegu University Daemyeong Campus, Daegu National University of Education, Yeungnam University College of Medicine, and Keimyung University Daemyeong Campus. Furthermore, the complex will include early childhood education facilities such as daycare centers and kindergartens (planned sites), providing a one-stop educational environment, making it an ideal place to raise children.


The pleasant residential environment and living infrastructure also stand out. Nearby are natural environments such as Duryu Park and Apsan Park, and various commercial and cultural facilities including Homeplus, Hyundai Department Store, Seongdang Market, E-World, and Daegu Culture and Arts Center are located close by.


Additionally, Good Morning Hospital, a designated regional emergency medical institution, is located right next to the complex, and large medical facilities such as Yeungnam University Hospital and Catholic University Hospital are nearby, ensuring convenient access to medical services.


Meanwhile, Daemyeong Xi Grand City is attracting attention as a complex that will complete the formation of a large-scale Xi brand town along Daegu’s Dalgubeol-daero area. In fact, around Dalgubeol-daero where the complex is located, large Xi brand complexes such as Daesin Central Xi (1,147 units) in Daesin-dong, Jung-gu, and Cheongna Hills Xi (947 units) in Namsan-dong, Jung-gu, are emerging one after another. With the addition of Daemyeong Xi Grand City, a large-scale Xi brand town of about 4,000 units will be completed, and a premium is expected accordingly.


Meanwhile, the complex plans to present a layout like a city befitting the name ‘Grand City.’ In particular, landscaping design suitable for a large complex will be introduced, with a landscaping area of about 5,000 pyeong (approximately 16,528 square meters), adding to the pleasantness. Landscaping facilities will include water features such as Elysian Water and Entry Water, as well as a View Garden and Kids Zone, among others.


In addition, the complex will provide large-scale community facilities such as a lobby & cafeteria, fitness center, golf practice range (screen golf, GDR), sauna with both hot and cold baths, a small library, shared office, and study rooms, further enhancing convenience for residents.


The model house for Daemyeong Xi Grand City is scheduled to open in October.
