In the increasingly polarized real estate market, the popularity of branded large-scale complexes continues steadily. Notably, this trend extends beyond the apartment market to the officetel market, drawing attention.
Branded large-scale complexes maintain high preference due to their superior residential environment compared to non-branded and small-scale complexes, as well as their relative advantage in price appreciation.
First, the perception that branding significantly influences the value of a complex is rapidly spreading, boosting its popularity. According to a survey conducted by real estate information company Zigbang among users of its application, 87.4% of respondents said that branding 'affects' the formation of complex value. Additionally, when asked how much more important branding has become in apartment selection compared to the past, 75.7% responded that it has 'become more important,' reaffirming the increased preference for branded apartments.
Interest in large-scale complexes also continues steadily. Recently, as studies show that the larger the complex, the higher the price increase rate, interest in large-scale complexes is continuously rising.
According to data from Real Estate R114, over the past three years (September 2019 to August 2022), the price increase rate for apartments with more than 1,500 households was 49.63%, significantly surpassing the 40.35% increase rate for complexes with fewer than 300 households during the same period. For officetels, large-scale complexes with over 500 units recorded an 18.37% price increase rate, nearly three times higher than the 6.40% increase rate for complexes with fewer than 100 units.
Consequently, branded large-scale complexes also show steady subscription enthusiasm. According to an analysis of subscription data from Real Estate R114 based on the Subscription Home platform, as of the 12th of last month, the average competition rate for large-scale apartments with over 1,000 units was 15.85 to 1, surpassing the 8.54 to 1 competition rate for apartments with fewer than 1,000 units.
Officetels such as 'The Sharp Ilsan Eloy' (1,976 units) and 'Gyeongseo Bukcheongra Prugio Tresiel' (1,522 units), both branded large-scale complexes, reportedly completed contracts in a short period with 31,238 and 43,229 subscription applications respectively.
An industry insider stated, "Branded large-scale complexes offer differentiated specialized designs that provide convenience for actual residents, low maintenance fees, and advantages in price defense due to abundant demand, making them highly preferred. As the ultra-polarization phenomenon intensifies, more buyers are seeking a solid, smart single property, so the trend of prioritizing branded large-scale complexes will continue steadily."
Meanwhile, in Myeongji International New City, Gangseo-gu, Busan, Shinsegae Construction is conducting first-come, first-served sales of 'Villiv Myeongji Duclass,' a branded large-scale residential officetel complex.
This complex recently gained renewed attention through Channel A's TV program 'It's My First Time in a New House,' which highlighted various special features, detailed information, and future value including the creation of a massive new city alongside Eco Delta City. Following the lifting of regulations across Busan, allowing unlimited resale, inquiries have increased significantly, according to sales officials.
