Among the districts in Seoul, Gangdong-gu is gaining attention for its high demand for monthly rent and jeonse (long-term deposit lease), and a high-end officetel is currently being offered for sale, attracting the interest of potential tenants.
According to KB Real Estate data, as of September 2022, the comprehensive housing jeonse price index in Gangdong-gu, Seoul, was 101.1, ranking sixth highest among the 25 districts in Seoul, following Yeongdeungpo-gu (102.7), Dobong-gu (102.0), Yongsan-gu (101.8), Gangbuk-gu (101.8), and Gangseo-gu (101.3).
Additionally, the average apartment jeonse price in Gangdong-gu was 7,682,000 KRW per square meter, which is a 3.2% increase compared to the price of 7,443,000 KRW per square meter one year ago. Compared to three years ago (5,190,000 KRW per square meter), it has increased by a remarkable 46%.
In particular, Gangdong-gu is home to Gangdong Seongsim Hospital, Godeok Biz Valley, Gangdong Cheomsan Industrial Complex, and Gangdong General Industrial Complex, providing abundant demand for monthly rent. As a result, monthly rents are set at high prices, and vacancies are hard to find.
Despite the high prices and strong rental demand for monthly rent and jeonse in Gangdong-gu, the supply of officetels accounts for only about 7% of Seoul’s total supply. Especially, looking at the supply status of officetels in Gangdong-gu, 84.4% are small-sized studio types, making two-room or larger residential officetels increasingly rare.
Amid this, ‘D-Unique Gangdong Twenty-First,’ currently being sold in Gildong, Gangdong-gu, is a residential high-end officetel located in Gangdong-gu with abundant demand, making it suitable for rental business. The location is excellent. It enjoys a double station premium with Gangdong Station and Gildong Station on Subway Line 5 nearby. Furthermore, it is expected to be developed in Gangdong-gu, where redevelopment is actively underway along Cheonho-daero, including Dunchon Jugong, known as the largest-scale reconstruction since the founding of Korea, promising high future value.
