Fifteen reserved apartments in the Gaepo-dong area of Gangnam-gu, Seoul, at ‘Gaepo Xi Presidents’ will be sold through a general competitive bidding process.
‘Gaepo Xi Presidents,’ which redeveloped Gaepo Jugong Apartment Complex 4, consists of 35 buildings ranging from 4 basement floors to 35 above-ground floors, with a total of 3,375 units sized between 39 and 185㎡p, and is scheduled for occupancy in February 2023.
The apartments up for sale announced by the Gaepo Jugong Complex 4 Housing Reconstruction Maintenance Association include types 59㎡A, 78㎡A, 84㎡A, 102㎡A, 102㎡B, 114㎡A, 114㎡C, as well as 114㎡ and 185㎡ penthouses, totaling 15 units. When initially offered in January 2020, ‘Gaepo Xi Presidents’ recorded a high average subscription competition rate of 65 to 1. Among the reserved units for sale this time, the 102㎡B type showed an even higher competition rate of 261 to 1, and the 185㎡ penthouse offers a permanent panoramic view of Daemosan, which is expected to attract significant consumer interest.
Reserved apartments typically refer to a small number of units left unallocated during redevelopment or reconstruction projects as a contingency measure. Anyone aged 19 or older residing in South Korea can participate in the reserved unit bidding regardless of subscription account status or residential area.
Gaepo Xi Presidents, constructed by GS Engineering & Construction, is attracting industry attention with its various specialized plans.
SKM Architecture, which designed Ananti, showcased a unique exterior using Italian ceramic tiles and POSMAC technology from POSCO. Collaborating with SWA, a world-renowned landscape design firm that designed Disney World in the U.S., the project features landscaping covering 50% of the site area, including a central park three times the size of a soccer field and eight themed forests replicating famous forests nationwide, such as the Jeju Zelkova forest and the Damyang Metasequoia forest.
Additionally, a hotel-grade community spanning 4,630 pyeong will be provided. This includes Korea’s first rooftop infinity pool and sky lounge in an apartment complex, a private guest house reminiscent of a luxury resort, an indoor swimming pool and sauna with natural lighting, a restaurant and caf? offering Korean, Chinese, and Western cuisine services, an indoor golf practice range equipped with GDR and fitting rooms at every station, a multipurpose indoor gymnasium, a book caf?, and individual study rooms, among various community facilities.
Bidding will take place from October 4 to 14 (10 a.m. to 4 p.m.), and bidders must visit the association office in person to submit their bids. The bid deposit is 20 million KRW per unit. The bid opening will be held at 5 p.m. on October 14 at the association office, and contracts will be signed on October 20 (10 a.m. to 4 p.m.). After contract signing, the remaining balance must be paid within the designated move-in period, and immediate occupancy is possible upon full payment.
