A Future-Value Embracing Brand Complex Is Always Great... 'Daemyeongjai Grand City' October Sale

Despite the real estate adjustment phase, apartments featuring keywords such as brand, large complex, and future value continue to maintain their popularity day after day. These apartments are attracting steady interest from buyers who prefer a smart single property, as they offer not only convenience for actual residence but also high investment value.


In fact, in the real estate market, branded large complex apartments are equipped with superior living environments compared to non-branded and small-scale complexes, and they continue to show relative advantages in terms of price appreciation, maintaining high preference.


First, the perception that a brand greatly influences apartment value is rapidly spreading, increasing popularity. For example, in a survey conducted among users accessing the online real estate platform Zigbang application, 87.4% of all respondents answered that they believe the brand affects apartment price formation.


The same applies to large complexes. Recently, as survey results have shown that the larger the complex size, the higher the price increase rate, interest in large complexes is continuously rising.


According to real estate R114 data, over the past five years, large complexes with more than 1,500 households have seen the largest price increase of 84.7%. Compared to small-scale complexes with fewer than 300 households, which showed a 69.9% increase during the same period, there was about a 15% difference in the rate of increase. This once again confirmed the formula that the number of households is proportional to the price increase rate.


Complexes with future value due to large-scale development prospects are also maintaining high popularity. Along with expectations from development prospects, the fact that price defense is advantageous and price increases can be expected as development projects become more concrete is being highlighted.


An industry insider said, "Projects like ‘Raemian Forestige,’ which achieved double-digit subscription competition rates and good results in this year’s pre-sale market, are all branded large complexes with future value, which attracted demand." He added, "These keywords are elements that determine the value of real estate, the largest asset in Korea, and have maintained steady preference, so interest from buyers is expected to continue."


Meanwhile, in Daegu, GS Construction will launch the sale of ‘Daemyeong Xi Grand City,’ a branded large complex with future value, through the Daemyeong 3-dong New Town redevelopment project in Nam-gu, Daegu, in October.


Daemyeong Xi Grand City is a mammoth branded large complex being developed in Daemyeong 3-dong, Nam-gu, Daegu, consisting of 17 buildings from 2 basement floors to 34 floors above ground, with a total of 2,023 households. Among these, 1,501 units with exclusive areas of 46 to 101㎡ will be offered for general sale.


Especially, the area around Dalgubeol-daero, where the complex is located, is home to Xi brand large complexes such as Daesin Central Xi (1,147 households) in Daesin-dong, Jung-gu, and Cheongna Hills Xi (947 households) in Namsan-dong, Jung-gu. With the addition of Daemyeong Xi Grand City, it is expected to form a large-scale Xi brand town of about 4,000 households, raising expectations for future value and premium accordingly.


Daemyeong Xi Grand City is characterized by excellent residential conditions, particularly its proximity to Daegu’s main roads such as Dalgubeol-daero, Seongdang-ro, and Apsan Circulation Road, facilitating convenient movement within and outside Daegu. In addition, Daegu Metro Line 2’s Bangogae Station and Line 3’s Namsan Station are nearby, boasting an excellent transportation environment.


The educational environment is also excellent. Seongnam Elementary School is located right in front of the complex, and nearby are Gyeongsang Middle School, Daegu High School, Dalseong High School, as well as Daegu University Daemyeong Campus, Daegu National University of Education, Yeungnam University Medical School, and Keimyung University Daemyeong Campus.


Furthermore, the vicinity is rich in natural environments such as Duryu Park and Apsan Park, and various commercial and cultural facilities like Homeplus, Hyundai Department Store, Seongdang Market, E-World, and Daegu Culture and Arts Center are close by. Additionally, Good Morning Hospital, designated as a regional emergency medical institution, is located right next to the complex, and large medical facilities such as Yeungnam University Hospital and Catholic University Hospital are nearby, further enhancing residential convenience.


Daemyeong Xi Grand City is expected to present a complex layout befitting its name ‘Grand City,’ resembling a city in itself. In particular, about 2,000 pyeong (approximately 6,600㎡) of park space will be included within the complex, further enhancing residents’ living comfort.


Moreover, landscaping design suitable for a large complex will be introduced, with landscaping areas covering about 5,000 pyeong (approximately 16,500㎡) to add comfort. Landscaping facilities will include water features such as Elysian Water and Entry Water, as well as various amenities like View Garden and Party Zone.


In addition, large-scale community facilities such as a lobby & cafeteria, fitness center, golf practice range (screen golf, GDR), sauna with hot and cold baths, small library, shared office, and study rooms will be provided within the complex, further enhancing convenience for residents.


The Daemyeong Xi model house is scheduled to open in October.
