‘Signity Rendezvous’ Commercial Facility Scheduled for Sale with Added Mid-term Loan Interest Support Benefits

Interest is focused on the news that the developer will fully support the interest portion of the interim payment loan for 'Signity Rendezvous,' the commercial facility of 'Signity Indukwon Officetel.'


Recently, under government-led stringent loan regulations and consecutive interest rate hikes, the real estate market has been in a slump. As concerns over tax burdens reduce the preference for apartments, there is a corresponding rise in demand for commercial spaces and offices.


According to statistics from the Korea Real Estate Board, last year, the nationwide commercial real estate transaction volume was 215,816 cases, an increase of 41,902 cases (24%) compared to 173,914 cases in 2020. Among these, there are many cases focusing on commercial space sales in areas with solid underlying demand.


'Signity Rendezvous' will be established as a mixed-use commercial complex within Signity Indukwon Officetel, located in the ultra-prime area near Indukwon Station. Signity Indukwon Officetel is built on a land area of 1,770.80㎡, with a building area of 1,050.95㎡, consisting of 5 basement floors and 23 above-ground floors. It will be developed with a rare maximum height of 78.60m near Indukwon Station.


Among these, 'Signity Rendezvous' is planned to be sold with 17 stores on the first floor and 15 stores on the second floor, featuring exclusive self-parking to completely eliminate the inconvenience of mechanical parking. To increase the exposure frequency of the integrated pillar signage installed at the rear, beautiful landscaping and benches will be installed around the commercial area.


The commercial space not only benefits from the fixed demand of 126 officetel units with a net area of 84㎡ each but also serves the underlying demand from about 30 apartment complexes around Indukwon Station, as well as major educational and research institutions and venture/startup support facilities such as Anyang Venture Valley, Anyang University, Yeonseong University, and Pyeongchon Smart Square.


In particular, Pyeongchon Smart Square is an information and communication technology research and development complex created by Anyang City, aiming to become the second Pangyo Creative Economy Valley. Currently, many companies, including LG Uplus, medical imaging device specialists, and display equipment firms, are located there, so considering only the commuting workforce, a large additional demand for commercial use can be expected.


Additionally, a large-scale Indukwon urban development project covering as much as 45,000 pyeong is underway across the main road opposite Signity Rendezvous. Several redevelopment projects near Indukwon Station are planned for sale in the second half of this year.


'Signity Rendezvous' is within walking distance of Indukwon Station. This commercial facility is located in an ultra-prime area, 70m from Exit 2 and 80m from Exit 3 of Indukwon Station. Indukwon is expected to become a quadruple station area with the opening of the 'Wolgok-Pangyo Line,' reaching Pangyo in about 10 minutes; the 'Dongtan-Indukwon Line,' reaching Dongtan in about 30 minutes; and the GTX-C line, reaching Gangnam Samsung Station in about 10 minutes, in addition to the existing Line 4.


A sales representative for 'Signity Rendezvous' stated, “With the ultra-prime location near Indukwon Station, the benefit of the GTX-C line, and abundant underlying demand, along with the advantage of the developer fully supporting the interest portion of the interim payment loan in preparation for the ongoing interest rate hikes, many inquiries are coming in.”


Meanwhile, Signity Rendezvous is operating a sales promotion center. The completion date is scheduled for May 2025.
