Residential Office-Tel 'Namyangju Jinjeop Seongwon Sangtebil The Plus' Emerging as a Rapid Alternative to Apartments [‘Namyangju Jinjeop Seongwon Sangtteville The Plus’ Perspective View]

Residential officetels are gaining popularity as an alternative to apartments in the real estate market. This is because they have a relatively lower entry barrier compared to apartments, attracting demand from the so-called ‘Cheongpo-jok’ (young people with stable jobs and income).

Residential officetels offer easier access to subscription than apartments. Anyone aged 19 or older can apply without a subscription savings account, and all units are allocated through a 100% lottery system, unaffected by the point-based system. Existing subscription winners, multi-homeowners, and others can all apply as non-homeowners, and there are no residency restrictions. Therefore, it is worth considering for the 20s and 30s generations with low subscription points, newlyweds, and multi-homeowners.

In fact, the subscription enthusiasm for officetels is considerable. In June, the ‘Hillstate Gwacheon Disentro 1st Phase’ in Gwacheon-si, Gyeonggi Province, which offered 126 units, received 446 applications, recording a competition rate of 3.54 to 1. Also, in May, the ‘Anyang Hanyang Sujain Riverview’ in Anyang-si, Gyeonggi Province, which offered 169 units, received 681 applications, achieving a competition rate of 4.03 to 1.

As a result, the residential officetel ‘Namyangju Jinjeop Seongwon Sangteville The Plus’ located in Jinjeop-eup, Namyangju-si, Gyeonggi Province, is attracting strong interest from buyers. It consists of two buildings, from three basement floors to 25 above-ground floors, with a total of 141 units. It is composed of a rare single type with an exclusive area of 46㎡. All units are supplied as two-room layouts, expected to attract various demand groups such as newlyweds, office workers, second-home buyers, and rental investors.

Jinjeop-eup, where the complex is located, is well equipped with a metropolitan transportation network. Since the opening of the Jinjeop Line (Seoul Metropolitan Subway Line 4) in March, the commute to Seoul has been shortened to within 10 minutes. Additionally, the eight-lane Geumgang-ro road is close to the complex, and it is easy to access National Road 47 via the nearby Janghyeon IC. Using this road, travel to Seoul is possible within 15 minutes, and it also allows access to Wangsuk New Town within 10 minutes and Dasan New Town within 20 minutes. Especially, being adjacent to Wangsuk New Town, which is receiving the most attention among the 3rd phase new towns, the complex is expected to benefit from related spillover effects.

‘Namyangju Jinjeop Seongwon Sangteville The Plus’ is also expected to indirectly benefit from major transportation developments in Namyangju-si. The Byeollae Byeolgaram Station on Seoul Metropolitan Subway Line 4, located one stop from Onam Station, is scheduled to complete the extension of the Byeollae Line (Line 8) by the end of next year, enabling transfers between Lines 4 and 8. Moreover, according to Namyangju’s ‘2035 Namyangju Urban Master Plan,’ the land use plan includes infrastructure projects such as GTX-B and the extension of Line 9 to Namyangju. This plan was finally approved by Gyeonggi Province on the 5th.

The complex’s facilities maximize convenience by offering 100% self-parking, individual storage for each household, and full options. It is also adjacent to the Wangsukcheon Riverside Park and Evergreen Park, both accessible on foot, promising a “forest zone” healing lifestyle.

Since ‘Namyangju Jinjeop Seongwon Sangteville The Plus’ is an officetel, anyone aged 19 or older can apply without a subscription savings account, and there are no restrictions on re-winning. Applications can be submitted from anywhere nationwide (with 20% priority allocation for Namyangju residents). By paying only 10% of the contract amount upfront, contract holders can minimize financial burden through an interest-free full payment plan for the remaining balance until move-in.
