- With the Prolonged COVID-19 Pandemic, Comfort Gains Attention in Housing Trends... Terrace Houses in the Spotlight
- Attracting Attention with Differentiated Interior Facilities Such as Indoor Golf Practice Rooms and Guesthouses Compared to Existing Terrace Houses
Recently, as the COVID-19 pandemic has prolonged, the amount of time spent indoors has increased, leading to a shift in perceptions of living spaces. Amid the repetitive monotony of daily life, the importance of comfort has grown, and with a rising desire to reflect one’s own lifestyle, ‘Terrace Houses’ that can satisfy all these needs are capturing the attention of consumers.
Terrace Houses are often located in natural environments such as forests or parks, making them frequently developed as eco-friendly complexes. In particular, they feature spaces different from typical residential facilities, such as attics or duplexes including terraces, and offer the advantage of flexible use of space according to the lifestyle of the residents.
As a result, Terrace Houses have proven their popularity by achieving excellent results in the subscription market.
According to the Korea Real Estate Board’s Subscription Home, the ‘Pangyo SK View Terrace’ in Seongnam-si, Gyeonggi-do, which was sold in September last year, successfully closed subscriptions with a high competition rate of 316 to 1. Industry insiders say that the ongoing interest in comfort amid the COVID-19 pandemic contributed to this high competition rate. Additionally, the ‘e-Pyeonhansesang Ocean Terrace Phase 2’ supplied in Suyeong-gu, Busan in January 2020 recorded an average competition rate of an astonishing 455 to 1, the highest among the complexes supplied in 2020.
An industry insider stated, “While COVID-19 has had a significant impact on the real estate market, the biggest change is that consumers who previously emphasized convenience are now prioritizing comfort. As a result, Terrace Houses that meet these consumer needs have recently gained attention, and this trend is expected to continue for some time.”
Meanwhile, Kyobo Asset Trust is currently offering the luxury Terrace House ‘Sokcho Heriot The 228’ in Jangsa-dong, Sokcho-si, with construction by HNI Inc.
The complex covers a site area of 45,772.00㎡ and consists of 14 buildings with a total of 228 households, featuring exclusive areas of 84㎡, 93㎡, 98㎡, and 101㎡ types. There are 11 types in total, differentiated by area, duplex layout, and presence of terraces.
Notably, Gangwon-do, where the complex is located, will be transformed into the country’s second special autonomous province, ‘Gangwon Special Autonomous Province,’ in June next year. This change is expected to accelerate development projects that had been hindered by various regulations, and Sokcho Heriot The 228 is anticipated to be among the first to benefit from these development advantages.
Sokcho Heriot The 228, featuring various specialized designs, is characterized by high ceiling heights and efficient use of space through duplex terraces, rooftop terraces, and sunken terraces. For example, in the case of terrace and attic structures, a maximum usable area of 241.65㎡ is available for the 84㎡ exclusive area type, along with a land share of 185.25㎡.
Additionally, the complex offers various community facilities such as a community plaza, guest house, and golf practice range, greatly enhancing the convenience of residents’ daily lives. The internal systems are well-equipped, providing advantages in security and energy savings, and innovative floor plans enable efficient living.
Moreover, residents can enjoy views of Seoraksan’s Ulsanbawi Rock, the East Sea’s Sokcho front sea, and a three-sided forest zone, providing a variety of eco-friendly environments that align with the post-COVID-19 residential trend of living in a comfortable environment.
The living conditions are also solid. Various leisure facilities such as Seorak Waterpia, Hanwha Resort, Delpino CC, Plaza CC, and Sokcho Sports Complex are located near the complex. Commercial and cultural facilities such as Hanaro Mart, E-Mart, and Sokcho Culture and Arts Center are well established, and government offices, medical institutions, and Sokcho Intercity Bus Terminal are also nearby.
Transportation conditions are excellent. The complex is located right next to the Sokcho KTX, scheduled for completion in 2026, and the construction of the Chuncheon?Sokcho East-West High-Speed Railway, connecting the east-west and north-south of the Korean Peninsula, is progressing smoothly. Furthermore, through various transportation options such as the Yangyang Expressway and intercity bus terminal, it is possible to reach Seoul within an hour and travel quickly to other regions.
The educational environment is also outstanding. Within a 3km radius of the complex, elementary, middle, and high schools are clustered, creating a one-stop school zone that offers a safe commuting environment. Various educational facilities are planned to be established nearby, attracting the attention of the 30s and 40s demographic, who are the primary demand group.
In addition, ‘Sokcho Heriot The 228’ offers interest-free benefits on interim payments amid rising loan interest rates due to the current base rate hikes, reducing the initial financial burden for buyers. These financial benefits are drawing attention from both actual homebuyers and investors considering investment.
A sales representative said, “Sokcho Heriot The 228 is being introduced as a luxury Terrace House that meets the needs of consumers amid changing residential trends. It offers differentiated product value with various internal facilities and terrace-specialized designs, and is being offered at a relatively affordable price compared to newly supplied public housing amid interest rate hikes. We recommend those interested to inquire promptly.”
Meanwhile, HNI Inc. was established by Jung Dae-seon, grandson of the late Chairman Chung Ju-yung, and changed its name from Hyundai BS&C to HNI Inc. in 2021.
