'Hillstate Yangju Okjeong Patio Foret' Planned with Diverse Community Facilities

As the recent housing market is being reorganized around actual demand and trends are shifting toward valuing quality of life, residential complexes equipped with various community facilities that allow residents to enjoy a special lifestyle within the complex are attracting the attention of consumers.

In the past, community facilities were limited to simple amenities such as gyms, playgrounds, and senior centers, but recently they have evolved to include fitness centers, GX rooms, golf practice ranges, study rooms, libraries, and sky lounges. Especially due to the impact of COVID-19, as more people try to fulfill all their needs within the complex, community facilities have become important amenities responsible for residents' leisure, rest, childcare, education, and overall lifestyle.

In response to these trend changes, consumers now prioritize whether residential complexes offer a diverse range of community facilities when choosing where to live. In line with this, construction companies are also preparing community facilities with diversification and differentiation to meet consumer expectations.

Amid this, at the very center of Okjeong District in Yangju New Town, Gyeonggi Province, ‘Hillsstate Yangju Okjeong Patio Foret,’ a ‘block-type detached house in the city,’ is being successfully sold.

Hillsstate Yangju Okjeong Patio Foret is located in Yangju Okjeong New Town and consists of block-type detached houses ranging from basement level 1 to ground level 3, with an exclusive area of 84㎡ and a total of 809 households. As it is developed as the largest scale among block-type detached houses, various types and facilities of community amenities are planned within the complex.

Hillsstate Yangju Okjeong Patio Foret plans community facilities across a total area of approximately 1,600 pyeong (about 5,500㎡), divided into 3 zones and 6 buildings, on a scale typically seen only in large apartment complexes. First, the Share/Trend Zone will include an indoor gym, open kitchen, unmanned robot cafe, and shared office, designed to facilitate communication among residents as well as provide spaces suitable for rest and work. Additionally, the Edu/Kids Zone for parents and children will feature an endless pool, kids sports classes, study rooms, a small library, and cultural lecture rooms. The Health/Art Zone will be equipped with Pilates machines, an indoor golf range, fitness center, GX, and a multipurpose studio, allowing residents to enjoy hobbies and leisure activities. These diverse community facilities, rarely seen in other complexes, will enable residents to enjoy superior living conditions.

Another notable aspect is that Hillsstate Yangju Okjeong Patio Foret is developed as block-type detached houses, presenting a new concept residential space that combines the advantages of apartments and detached houses. Residents can enjoy an independent lifestyle free from the inter-floor noise often cited as a downside of apartments, and all households are provided with spacious areas such as courtyards, gardens, attics, and terraces that are not available in apartments. Furthermore, unlike apartments, there are fewer regulations and no need for a subscription savings account, which is also an advantage.

Attention is also drawn to the fact that, based on Hillsstate’s excellent brand and product quality, a highly complete product design is applied. Although all units are medium-sized types with an exclusive area of 84㎡, various specialized spaces such as courtyards are created together, allowing residents to use a much larger area as actual living space compared to typical apartments. In fact, for some unit types in this complex, the space available for each household, excluding the exclusive area, reaches about 37 pyeong (approximately 125㎡). Including the total area, residents can enjoy about 63 pyeong (approximately 210㎡).

An industry insider said, “As a large-scale block-type detached house complex, a variety of community facilities are being established, and the residential satisfaction is expected to be higher than any other complex. In the post-COVID-19 era, specialized community facilities are gaining more attention, and inquiries about Hillsstate Yangju Okjeong Patio Foret, which offers diverse community facilities, are continuously coming in.”

Meanwhile, Hillsstate Yangju Okjeong Patio Foret is currently operating a model house.
