DL E&C to Launch 'ePyeonhansesang Gunsan Diocean Luce' for Sale in October

DL E&C plans to sell units of ‘e-Pyeonhansesang Gunsan Diocean Luce’ in the Guam-dong area of Gunsan City, Jeollabuk-do, in October. This complex consists of 8 buildings ranging from 2 basement floors to 29 above-ground floors, with exclusive areas of 84 to 155㎡, totaling 800 households.


e-Pyeonhansesang Gunsan Diocean Luce is adjacent to Diocean City, the most preferred residential area in Gunsan, allowing residents to enjoy abundant living infrastructure and excellent product value simultaneously, attracting high expectations from prospective buyers.


Gunsan City has recently regained vitality through various development projects such as the Saemangeum national project and the Gunsan New Station District land development project. First, including the Saemangeum New Port development project, which passed the preliminary feasibility study review last December and is scheduled for completion in 2026, the Saemangeum Port railway construction project (planned to open in 2027), and the Saemangeum International Airport development project (planned to open in 2029), the population of Gunsan City is expected to increase significantly with an influx of approximately 700,000 people, revitalizing the local economy.


Additionally, the Gunsan New Station District land development project is expected to accommodate 6,905 apartment units and about 18,177 residents. With a large supply of new complexes on the land connecting Diocean City and the Gunsan New Station District, the preferred residential areas in Gunsan will be reorganized into a residential town in the eastern Gunsan area, transforming into a one-stop living zone encompassing housing, education, and commerce.


As these major development projects get on track, economic indicators in the province are showing an upward trend. According to Statistics Korea, the average employment rate in Jeollabuk-do last year was 61.2%, marking an all-time high. Also, data from the Korea Industrial Complex Corporation shows that in the first quarter of this year, the number of companies located in Gunsan National Industrial Complex, General Industrial Complex, and Saemangeum District totaled 937, an increase of about 5.76% compared to the same period last year (Q1 2020).


Moreover, the Hyundai Heavy Industries Gunsan Shipyard, which suspended operations in July 2017, will resume operations starting January next year. In its first year of operation in 2023, it is expected to create up to 1,000 jobs, generating an estimated production inducement effect of approximately 198.9 billion KRW in the region.


The complex also boasts a location with easy commuting to major business areas within Gunsan. Within a radius of about 14 km, there are 210 companies (as of Q1 2022) located in the Gunsan National Industrial Complex, including Hyundai Doosan Infracore Gunsan Plant, and 629 companies in the Gunsan 2 National Industrial Complex.


e-Pyeonhansesang Gunsan Diocean Luce offers abundant living infrastructure. Residents can conveniently travel throughout Gunsan via Guam-ro and National Route 21 in front of the complex. Gunsan Station and Gunsan Intercity Bus Terminal are located within 2 km radius, facilitating access to the metropolitan transportation network.


Within 1 km radius of the complex is Lotte Mall Gunsan, the largest in Jeollabuk-do, along with convenience facilities such as E-Mart Gunsan and Lotte Cinema Gunsan Mall. Administrative institutions like Gunsan City Hall, Gunsan Police Station, Jeonju District Court Gunsan Branch, and Gunsan Office of Education are also easily accessible.


On the south side of the complex in the Sajung-dong area, Gunsan Jeonbuk National University Hospital is planned to be established. The hospital will have 500 beds and span from 3 basement floors to 10 above-ground floors, scheduled to open in 2027. Once opened, residents will be able to access a higher-level hospital within Gunsan, significantly improving the medical environment.


Furthermore, elementary, middle, and high schools such as Gyeongpo Elementary, Guam Elementary, Geumbit Elementary, Gunsan Jeil Middle, and Gunsan Jeil High are nearby, and the Geumgang Library, opened in August this year, is within walking distance, providing an excellent educational environment. Guam Mountain and Geumgang River are also within walking distance, offering a pleasant residential environment, and leisure facilities such as Gunsan Wolmyeong Sports Complex, baseball stadium, and Wolmyeong Gymnasium are close by for recreational activities.


Another advantage is that the complex is located in a non-regulated area. In Gunsan City, if applicants have been subscribed to a subscription savings account for more than 6 months, are over 19 years old, and meet the deposit requirements by area, both household heads and household members qualify for first priority. Even homeowners can apply with first priority, and there are no resale restrictions, allowing immediate resale after full payment of the deposit.
