The popularity of ultra-high-rise residential-commercial complexes with more than 40 floors is increasing in the real estate market.
These ultra-high-rise complexes have both symbolic value, being easily recognizable from afar, and rarity, as there are not many in the area. They also offer excellent views and sunlight exposure, enhancing residential comfort.
In particular, since most ultra-high-rise residential-commercial complexes are located in central commercial districts, they feature well-equipped commercial facilities within the complex as well as various convenience facilities nearby, resulting in high residential satisfaction. They are often perceived as luxury residences, like Tower Palace in Seoul and LCT in Busan, and many ultra-high-rise complexes have established themselves as landmarks that lead local market prices.
In fact, ultra-high-rise residential-commercial apartments are leading local market prices and proving their value as landmark complexes. For example, according to KB Real Estate prices, the complex with the highest prices in Suseong-gu, Daegu, is ‘Doosan We've the Zenith’ located in Beomeo-dong, which reaches up to 54 floors. As of September 2022, the average price per 3.3㎡ in this complex was 33.97 million KRW, about 1.8 times higher than the Suseong-gu average of 18.22 million KRW.
For these reasons, ultra-high-rise residential-commercial complexes have recorded excellent competition rates in the sales market. In May last year, ‘Dongtan Station Dietre Prestige,’ a residential-commercial complex with a maximum height of 49 floors in Dongtan 2 New Town, Hwaseong-si, Gyeonggi-do, recorded an average competition rate of 809.08 to 1 in the first priority subscription. Similarly, in February this year, ‘Pohang Xi The Ocean,’ a 45-floor residential-commercial complex in Pohang, Gyeongbuk, closed its first priority subscription with an average competition rate of 124.02 to 1.
An industry insider said, “Ultra-high-rise residential-commercial apartments often become local landmarks leading market prices due to their views, sunlight exposure, and symbolic value,” adding, “The popularity of skyscraper residential-commercial complexes that redraw the local skyline is expected to continue.”
Meanwhile, ‘Yangsan Kumho Licensia Signature,’ currently being sold in Jungbu-dong, Yangsan-si, Gyeongnam, is emerging as a new landmark in Yangsan as the tallest residential-commercial complex in the city.
In fact, Yangsan Kumho Licensia Signature attracted local residents’ attention by achieving an excellent subscription rate of up to 8.84 to 1 in the subscription held earlier this month. The winner announcement on September 15 and the official contract period from the 26th to the 28th are also expected to proceed smoothly.
This complex is the tallest in Yangsan, with 44 floors above ground, featuring a distinctive exterior design and unobstructed views from inside the units. The ceiling height is designed about 10 cm higher than typical complexes to maximize functionality and openness, and the complex layout is mainly south-facing for better lighting and ventilation.
It consists of a single exclusive area of 84㎡ preferred by actual buyers, with a variety of layouts including slab-type and tower-type to broaden choices. In particular, the 84㎡A type applies the recently popular 4Bay slab-type design, which offers high efficiency in movement lines, attracting the interest of visitors to the model house. Additionally, depending on the type, luxurious yet practical designs and interiors such as premium bathrooms and large pantry spaces have been applied to enhance residential quality.
Community facilities throughout the complex also catch the eye by increasing daily happiness. From fitness centers, indoor golf practice ranges, and GX rooms to multi-lounges, multi-rooms, and business centers, various spaces are provided for residents to socialize and handle personal work.
