In the midst of real estate regulations, residential lodging facilities are emerging as niche investment destinations. This is because they are not counted as housing units, allowing for tax savings, and they also enable investment income generation through entrusted management companies.


Unlike apartments, residential lodging facilities are subject to the Building Act and are not counted as housing units, resulting in lower acquisition tax surcharges and holding tax burdens. There are no resale restrictions, and anyone aged 19 or older can apply without a subscription savings account, making the entry barrier relatively low.


In fact, the subscription enthusiasm for residential lodging facilities is intense. In December last year, the "Hillstate Haeundae Central" supplied in Haeundae-gu, Busan, received 108,392 applications for 238 units, recording an average competition rate of 455 to 1.


An industry insider said, "Residential lodging facilities are reasonable income-generating real estate products with low holding burdens since they are not counted as housing units," adding, "Among them, in areas with solid rental demand, liquidity through entrusted management is also good."


As such, there is high interest from demanders in the residential lodging facility "Saint Johns Yangyang The Suite," supplied in a location adjacent to the famous Naksan Beach in Yangyang-gun, Gangwon-do.


"Saint Johns Yangyang The Suite," being built in the Ganghyeon-myeon area of Yangyang-gun, Gangwon-do, consists of 216 units ranging from 37 to 125㎡ in exclusive area, with 6 basement floors and 23 above-ground floors. The complex is designed in an "X"-shaped tower structure, increasing the ocean view ratio to about 81%.


"Saint Johns Yangyang The Suite" is located right in front of Naksan Beach, offering a "real beachfront" location with views of the East Sea including Naksan Beach (excluding some units). The nearby "Naksansa," a representative landmark of Yangyang founded during the Silla Dynasty, provides abundant tourist demand in the background.


Within the "Saint Johns Yangyang The Suite" facilities, hotel-grade amenities such as a fitness room, G·X room, and business lounge will be available for leisure and seminars. A "Kids Academy Club" designed to foster creativity and thinking skills in young children will also be installed and operated, offering various activity experience spaces and programs including cooking and art.


Additionally, a "Rooftop Sky Pool" facing the sky and sea will be installed on the rooftop. Surrounding facilities such as a "Panorama Observatory," "Sky Garden," and "Therapy Garden" will be created for rest and leisure. Each unit will also have a balcony, allowing customers to use it according to their preferences.


The facility's operation will be handled by "Saint Johns," which received numerous favorable reviews after being designated as the official accommodation for the Pyeongchang Winter Olympics.


The project entrustment company for "Saint Johns Yangyang The Suite" is Penta Y2 Co., Ltd., the project trustee is Hana Asset Trust Co., Ltd., and construction is undertaken by Taewang E&C Co., Ltd. and Daeyoung Eco Construction Co., Ltd.


Sales promotion centers are scheduled to open in September in two locations: Seoul and Gangwon.
