Amid the Boom in Brand Knowledge Industry Centers, Hanwha Construction's 'Signature Gwanggyo 2nd Phase' Draws Attention [Hanwha Construction, 'Signature Gwanggyo Phase 2' Rendering]

As interest in knowledge industry centers has recently increased, there is a growing preference for major construction company brands in this sector as well. This is because consumers who have experienced premium brands in apartments and officetels tend to prefer knowledge industry centers built by construction companies recognized for their construction capabilities.


In fact, the knowledge industry center ‘Hyundai Terra Tower Hyangdong,’ which was sold in May last year in the Hyangdong district of Goyang, Gyeonggi Province, was completely sold out in a short period. It is analyzed that the excellent accessibility to Seoul and the application of Hyundai Engineering’s knowledge industry center brand ‘Hyundai Terra Tower’ increased its recognition.


When one of the top domestic construction companies undertakes construction, the knowledge industry centers they build tend to have excellent exterior, landscaping, and community facilities due to their abundant construction know-how, resulting in high satisfaction among companies, workers, and nearby residents.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center, constructed by Hanwha Construction, is also attracting attention for these reasons. Hanwha Construction is one of the leading domestic construction companies that consistently ranks high in construction capability evaluations every year. The ‘Signature Gwanggyo’ sold last year was completely sold out in a short period due to the combination of Hanwha Construction’s construction capabilities and excellent location premium, and the ‘Signature Gwanggyo Phase 2’ has been accepting contracts since last month, continuing its popularity.


Located on a site for urban support facilities within the Gwanggyo residential development district, the ‘Signature Gwanggyo Phase 2’ knowledge industry center will be built on a land area of 7,968.30㎡, with 4 basement floors and 10 above-ground floors, totaling a gross floor area of 32,191.80㎡. It will comprise a knowledge industry center, dormitory, and neighborhood living facilities, which are expected to result in high worker satisfaction.


The dormitory, constructed as a separate building, consists of 57 units ranging from 39 to 98㎡ in exclusive area. All unit types feature a high ceiling height of 2.4m, with some units having a living room ceiling height of 5.5m in a duplex style, balconies and terraces, and large storage facilities. Additionally, on-site convenience facilities such as a lounge, unmanned parcel lockers, coin laundry, and a large shared workspace in the basement will be provided. Users will also have access to community facilities and neighborhood living facilities within the knowledge industry center.


The site is within walking distance to Sanghyeon Station on the Shinbundang Line, which allows access to the Gangnam area of Seoul within 30 minutes. The Shinbundang Line extension from Sinnonhyeon to Nonhyeon to Sinsa Station opened in May, and the extension project to Homaesil is scheduled to begin construction next year, further improving the transportation network.


The three-dimensional transportation network is also notable. The site is adjacent to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, and Poeun-daero (National Road 43), making it easy to travel throughout the metropolitan area.


‘Signature Gwanggyo Phase 2’ attracts attention by introducing specialized designs that companies will find appealing. Most units offer balconies, and some units provide balconies and terrace spaces on 2 to 4 sides, maximizing the area exposed to the outside.


A Signature Garden allowing natural light to reach down to the second basement floor has been created for a comfortable resting space, and the building is designed in a rectangular shape to maximize the natural environment of Maebongsan Mountain and Gasan Stream. If companies relocate from the metropolitan area’s overconcentration control zones (including Seoul, Incheon, Bucheon, Goyang, Seongnam, Anyang, Uiwang, Gunpo, etc.), they can receive a 100% corporate tax exemption for four years under the Restriction of Special Taxation Act, followed by a 50% exemption for two years. Acquisition tax is also exempted 100% for four years and 50% for two years thereafter. For knowledge industry centers, interest-free loans for interim payments are supported (conditions vary by bank), and balance loans of over 70% are also possible.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center is currently operating a promotional center.
