Strong Buying Demand for 'Gumi Real Estate' ePyeonhansesang Gumi Sangmo Trivenue Supply

Amid a cooling housing market due to interest rate hikes and economic downturns, the real estate market in Gumi is drawing attention for showing the exact opposite trend. Analysts attribute this to the merits of being a non-regulated area combined with favorable large-scale corporate investments, which have steadily attracted demand and maintained market vitality.


In fact, Gumi's real estate market is experiencing rising home prices and consecutive sell-outs in subscription sales. According to KB Real Estate's time-series data, apartment prices in Gumi rose by 2.62% from January to July this year, marking the largest increase in the Gyeongbuk region. This figure is significant compared to the nationwide apartment price increase of only 0.68% during the same period and the continued decline in regional areas such as Daegu, according to industry evaluations.


Moreover, the sales market in Gumi is also thriving. Notably, in June, the 'Gumi Wonho Xi The Foret' project in the Goa-eup area received an overwhelming 20,054 subscription applications for 458 units, closing the first-priority subscription with an average competition rate of 43.7 to 1, demonstrating strong buyer interest in the Gumi market.


Industry experts predict that this real estate momentum in Gumi will continue for some time. Being a non-regulated area, it enjoys relative freedom from subscription and loan restrictions. Additionally, expectations for benefits from the Daegu-Gyeongbuk Integrated New Airport and investments by large corporations are driving high future value prospects.


Recently, LG Innotek announced an investment plan worth 1.5 trillion KRW, and SK Siltron revealed plans for a 1.05 trillion KRW investment in Gumi, raising expectations for job creation and regional economic revitalization. Samsung Electronics also announced investment plans earlier this year for its Gumi plant in the ultra-high-speed communication semiconductor sector, including 5G and 6G modems. LG Chem is also preparing to expand the world's largest cathode material factory, aiming for completion in September 2024.


An industry official stated, "Large corporate investments lead to increased jobs and infrastructure development, which in turn stimulate the local economy and increase housing demand due to population inflow. The Gumi real estate market will benefit from these effects. Furthermore, as the area gains recognition as a residential zone behind major corporations, the regional value is expected to rise significantly, and the market atmosphere is likely to remain positive."


Meanwhile, DL Construction announced this month the supply of 'e-Pyeonhansesang Gumi Sangmo Trivenue' in the Sangmo district (Sangmo-dong area) of Gumi.


e-Pyeonhansesang Gumi Sangmo Trivenue will be developed in Sangmo-dong, Gumi, consisting of six buildings ranging from three basement floors to 27 above-ground floors, with units sized between 84 and 116 square meters, totaling 620 households. All units are medium to large-sized, which are highly preferred in Gumi, featuring a 4-bay slab-type layout, tower-type design, dressing rooms, entrance pantries, and corridor pantries to enhance residential convenience.


The Sangmo district, where the complex is located, is an urban development project planned systematically. It is adjacent to the Gumi National Industrial Complex (1st to 3rd complexes), making it a key residential area with excellent proximity to workplaces.


Additionally, the complex will be developed as a nature-friendly community, an essential feature in the post-COVID era, promising a pleasant living environment. Nearby are the scenic Geumo Mountain and the Saemaeul Movement Theme Park, a large-scale park spanning approximately 247,000 square meters, allowing residents to enjoy abundant green spaces close by.


Transportation is convenient with the Gumi and Namgumi interchanges on the Gyeongbu Expressway nearby. Also close are Gumi Station on the Gyeongbu Line, the planned Sagok Station (scheduled for 2024) on the Daegu metropolitan railway, and the Gumi-Gunwi Expressway (confirmed construction plan by the Ministry of Land, Infrastructure and Transport). Especially, once the Daegu metropolitan railway opens, Daegu and Gumi will be connected within a 40-minute single living zone, expected to promote economic revitalization and mutual growth, further enhancing the area's appeal.


Educational conditions are also favorable. Jeongsu Elementary School and Sangmo High School are within walking distance, and within a 3 km radius, there are 12 elementary, middle, and high schools, providing an excellent educational environment. Moreover, the complex offers easy access to the original downtown areas such as Sagok-dong and Gwangpyeong-dong, allowing residents to conveniently utilize the infrastructure of these areas, further enhancing the living environment.

The housing exhibition hall for e-Pyeonhansesang Gumi Sangmo Trivenue is scheduled to open this month.
