Rising Yangsan Real Estate Market Features Upcoming Sale of 'Yangsan Kumho Richensia Signature'

The housing prices in Yangsan-si, Gyeongnam, are heating up as the city records double-digit growth rates for the first time in over a decade and the highest-ever subscription competition rates are changing the real estate market atmosphere.


According to data from Real Estate R114, the average apartment sale price per 3.3㎡ in Yangsan-si last year was 9.38 million KRW, up 18.4% from 7.92 million KRW the previous year. Notably, only three areas in Gyeongnam, including Yangsan, recorded double-digit growth rates, indicating strong interest from metropolitan demanders.


Among them, the original downtown and Jungbu-dong, which have established themselves as the residential centers of Yangsan based on solid living conditions, recorded a 30.7% increase last year, contributing significantly to the overall rise in housing prices in Yangsan. Industry experts note that real estate demand is focused around Yangsan Sports Complex Station, where two subway lines?Yangsan Line and Busan Metro Line 2?are about to open, and the future value is expected to be even higher.


Fueled by this upward trend, the sales market was also active. Last year, nine complexes totaling 3,170 households were sold to the general public in Yangsan, with 35,365 subscription accounts submitted, resulting in an average competition rate of 11.16 to 1. This is the highest annual subscription performance ever recorded in Yangsan-si, with five out of nine complexes successfully closing first-priority subscriptions. The ‘Yangsan Sasong The Sharp Decian Phase 3,’ sold in July last year, set a new record for the highest competition rate in Yangsan-si history with an average of 48.92 to 1.


A representative from a real estate agency in Yangsan said, “Yangsan-si has well-established infrastructure in the original downtown areas such as Jungbu-dong and Nambu-dong, as well as active development in new towns like Sasong New Town and Mulgeum New Town. Although there were many new town sales complexes for a while, news of new apartments being supplied in the original downtown this year is attracting local residents’ attention.”


As Yangsan’s atmosphere rises regardless of original or new towns, ‘Yangsan Kumho Licensia Signature,’ located in the ultra-station area of Yangsan Sports Complex Station, which is becoming a transfer station area, is scheduled for sale in August.


Yangsan Kumho Licensia Signature boasts excellent living conditions. First, Yangsan Sports Complex Station, about a 3-minute walk from the complex, is about to open the Yangsan Line and Busan Metro Line 2, which is expected to improve the transportation environment. Yangsancheon Stream flows right in front, and the area is rich in nature with Yangsancheon Riverside Park, Chunchoo Park, and Yangsan Water Park, making the living environment pleasant. In addition, convenience facilities such as markets, large marts, city hall, court, hospital, and banks are well established near the complex, enabling a convenient lifestyle.
