Hyangdong District in Goyang, which carries the nickname "only in name part of Gyeonggi-do," has recently become a hot topic in the real estate market. Hyangdong District, located just across a single road from Seoul's Eunpyeong-gu and Mapo-gu, boasts excellent accessibility to Seoul's Sangam and Susaek areas.


In particular, the knowledge industry center in Goyang's Hyangdong District is analyzed as a location with high future value, as it can not only meet the demand for office facilities in the saturated Sangam DMC but also has the backing demand from the Changneung New Town.


Moreover, Hyangdong District in Goyang is set to benefit from transportation development. Construction has begun on Hyangdong Station on the Gyeongui-Jungang Line, scheduled to open in December 2023, and the Goyang Line, connecting Goyang City Hall, Hyangdong District, and Seoul, is expected to open in 2028, significantly improving the transportation network in the future.

‘DMC Citywalk,’ a knowledge industry center located in Hyangdong District, Goyang-si, Gyeonggi-do, will have 3 basement floors to 7 above-ground floors, with a total floor area of 94,797㎡. This knowledge industry center is designed as both office-type and manufacturing-type factories, with community facilities such as neighborhood living facilities, lounges, and meeting rooms. Parking space is planned for a total of 750 cars, provided at 250% of the legal requirement.


The biggest advantage of ‘DMC Citywalk’ is its excellent location and abundant backing demand. The knowledge industry center is located at the entrance of Hyangdong District, within walking distance of Hyangdong Station on the Gyeongui-Jungang Line, and is close to Gangbyeonbuk-ro, Olympic-daero, Seoul-Munsan Expressway, and the Internal Circulation Road.


Additionally, it can enjoy the backing demand from Sangam DMC, where about 50,000 people work. It is expected to attract stable demand by absorbing all the major corporations in DMC, which houses major broadcasting stations and media companies.


‘DMC Citywalk’ also provides community facilities for a pleasant working environment. Conveniently accessible meeting rooms and lounges are provided, and surrounding green spaces and a rooftop park are designed to maximize work satisfaction.


Furthermore, the maximum floor height is designed at 6 meters, and a drive-in design has been introduced on all floors of the manufacturing building to enhance convenience for manufacturing factories. Some units also feature balcony designs and can be used as section offices with small to medium-sized floor plans.


A real estate expert said, “Sangam DMC is home to media, IT, and general office-oriented companies, and many companies aiming to enter DMC are recently moving into nearby areas. Hyangdong District is embracing their backing demand, increasing the regional value.”


Meanwhile, ‘DMC Citywalk’ plans to establish a promotional center.
