As the sales market is reorganized around actual buyers, apartments that have introduced cutting-edge smart systems to enhance residential satisfaction are gaining great popularity. Construction companies are actively differentiating their products in response to this trend, continuously launching complexes that meet the elevated residential standards and diversified housing needs of actual buyers.


According to the ‘Real Estate Trend 2022’ report released by Gallup Korea in March this year, which surveyed 1,344 household heads and spouses aged 20 to 69 in Seoul, Gyeonggi, Busan, Changwon, and other regions, among ten segmented specialized housing types, “smart homes equipped with smart home systems (such as remote control of lighting, gas, voice recognition)” (37%) and “healthy homes applying eco-friendly materials and ventilation healthcare systems” (32%) were the most selected across all age groups.


This trend is also evident in the actual subscription market. Complexes featuring smart systems and differentiated landscaping designs have proven their popularity by achieving excellent subscription results. According to Korea Real Estate Board’s Subscription Home, the ‘Centreville Asterium Yeongdeungpo’ apartment in Yeongdeungpo-gu, Seoul, which recorded the highest subscription competition rate of 199.74 to 1 among this year’s sales complexes, gained high popularity by applying smart systems such as home IoT, AI systems, unit ventilation systems, and elevator air purification systems.


The ‘Sajik Haneulchae Resentia’ in Dongnae-gu, Busan, which was offered for sale in June this year, also attracted attention by applying advanced systems including smart home services through home IoT technology and HEPA filter ventilation systems. This complex, with a total of 55 units available (excluding special supply), received 6,171 first-priority subscription applications, resulting in a first-priority competition rate of 112.2 to 1.


An industry insider stated, “The sales market has been reorganized around actual buyers, and with the spread of COVID-19, residential trends have changed. Buyers’ standards for apartment product quality have also shifted, and complexes that differentiate their products by enhancing convenience in daily life are being chosen by buyers.”


Amid the strong performance of sales complexes satisfying the heightened needs of actual buyers, construction companies will continue to introduce complexes maximizing convenience by adopting cutting-edge smart systems this month as well.


Hanshin Engineering & Construction plans to launch the sale of ‘Geoje Hanshin The Hue,’ which applies numerous smart systems that enhance quality of life. Located in the Ajoo-dong area of Geoje-si, Gyeongnam, ‘Geoje Hanshin The Hue’ will be built with six buildings ranging from two basement floors to 25 floors above ground, comprising a total of 547 apartments with exclusive areas of 84 and 99 square meters. By exclusive area, the units are composed mainly of popular medium to large sizes: △84㎡A 157 units △84㎡B 122 units △84㎡C 123 units △99㎡A 72 units △99㎡B 73 units.


The differentiated systems that enhance residential satisfaction are considered strengths of Geoje Hanshin The Hue. For three years from the designated move-in date, the complex will provide U+ Smart Home services in partnership with LG U+, allowing residents to check and control the home network system and smart appliances via smartphone. In particular, by purchasing separately, residents can use AI speakers to control the home network system and smart appliances, as well as access various services such as search, translation, and music playback.


Additionally, through the wall pad offering various IoT lifestyle services, residents can check the parking location of registered vehicles. The complex will provide a high-speed wireless LAN environment and digital systems enabling lighting and gas control, elevator call, visitor display, delivery notifications, standby power cut-off devices, and smartphone charging outlets.


Furthermore, wellness systems such as heat exchangers that keep indoor air comfortable by detecting fine dust and carbon dioxide, elevator air sterilization, fine dust traffic lights, and low-noise piping will be applied. Energy systems including electric vehicle charging stations, LED lighting for individual units, dimmable lighting in underground parking lots, solar power systems, water-saving devices, one-touch water-saving pedals, and individual inverter controls will be installed. Safety systems such as parking guidance, unmanned parcel delivery systems, secure door cameras at entrances, automatic fire extinguishers, and gas shut-off devices will also be equipped.
