"Third in Sanbon"... Gaenari 13-Danji Also Passes Remodeling Safety Inspection Threshold



[Asia Economy Reporter Ryu Tae-min] The Gaenari 13 Complex in Sanbon New Town, a first-generation new town, has passed the first phase of the remodeling safety inspection. Following the Wooruk Jugong 7 Complex, which became the first in the Sanbon area to pass the safety inspection earlier this year, the consecutive approvals of these two complexes are giving momentum to project promotion in the area.


According to the maintenance industry on the 23rd, the Sanbon Gaenari 13 Complex apartment in Sanbon-dong, Gunpo-si, Gyeonggi Province, received a B grade in the first phase of the remodeling safety inspection on the 19th. Unlike reconstruction, remodeling projects require a high safety inspection grade to proceed. If the grade is C or higher, horizontal and annex building remodeling is possible, while vertical extension requires a B grade or higher.


Constructed in 1995, this apartment complex consists of 17 buildings with up to 25 floors above ground and 1,778 households, composed of mid-rise small units ranging from 48.67 to 59.97 square meters (exclusive area). It is located within 1 km of Geumjeong Station on subway lines 1 and 4, and the construction consortium of POSCO Engineering & Construction and Hyundai Engineering & Construction was selected. Although it received a B grade in the safety inspection, it is expected to be reborn as a large complex with 2,001 households through horizontal and annex remodeling rather than vertical extension.


This complex accelerated project promotion after receiving approval for the establishment of a remodeling association in July last year, becoming the third in Sanbon to do so. Choi Woo-sung, head of the Sanbon Gaenari 13 Complex Apartment Remodeling Housing Association, stated, “We expect the remodeling project to proceed swiftly through the next stages of architectural review and permitting following the safety inspection.”


Other complexes in Sanbon are also speeding up remodeling, creating a positive atmosphere for project momentum. In March, the Wooruk Jugong 7 Complex in Sanbon-dong, Gunpo-si, Gyeonggi Province, became the first in Sanbon to pass the remodeling safety inspection. In April, the Yulgok Jugong 3 Complex in Geumjeong-dong, the largest remodeling project in the area, also successfully passed the safety inspection hurdle.


Meanwhile, in January, 18 remodeling promotion complexes in Sanbon formed a remodeling alliance. This alliance includes four complexes with established associations and 14 complexes in the preparatory stage with organizing committees.
