Despite the real estate market showing signs of stagnation this year due to the economic downturn and interest rate hikes, stationside complexes continue to demonstrate strong popularity.
According to Korea Real Estate Board's Subscription Home, in May this year, the double stationside complex ‘ePyeonhansesang Siheung Janghyeon First Venue’ near Siheung Neunggok Station on the Seohae Line and the planned Sinansan Line in Siheung City attracted 12,726 first-priority applications, recording an average competition rate of 189.94 to 1. Additionally, in March, the ‘Hillstate Guri Station’ supplied in Guri City, also a stationside apartment near Guri Station, drew attention with a first-priority average competition rate of 14.9 to 1.
These ultra-stationside complexes not only lead local market prices but also drive price increases. According to recent Ministry of Land, Infrastructure and Transport actual transaction prices, the ‘Galmae Station I-Park’ ultra-stationside complex near Galmae Station was traded at 899 million KRW for an 84㎡ exclusive area, leading the local market prices and rising by 169 million KRW compared to the transaction price of 730 million KRW two years ago. In contrast, the ‘Galmae The Sharp Nine Hills,’ about a 20-minute walk from Galmae Station, was sold for 720 million KRW for an 84㎡ exclusive area, an increase of 80 million KRW compared to two years ago.
A real estate official said, “When choosing a home, transportation conditions, especially whether it is stationside, are essential factors to consider,” adding, “Stationside locations offer not only transportation convenience but also living infrastructure such as shopping, culture, and convenience facilities around the station, providing excellent residential conditions.”
Meanwhile, Seogwang Comprehensive Development announced that it will supply the ‘Dongcheon Station Trinus,’ a stationside apartment near Dongcheon Station on the Shinbundang Line, in Dongcheon-dong, Suji-gu, Yongin City, Gyeonggi Province, in September. The complex will consist of two buildings, ranging from basement level 2 to ground level 13, with a total of 94 households and exclusive areas from 39 to 102㎡.
‘Dongcheon Station Trinus’ is located within a 7-minute walk from Dongcheon Station on the Shinbundang Line, allowing access to Gangnam in about 20 minutes and Pangyo in 8 minutes. Additionally, Ori Station on the Suin-Bundang Line is nearby. Furthermore, it is adjacent to various road networks such as Daewang Pangyo-ro, the Yongin-Seoul Expressway, Gyeongbu and Yeongdong Expressways, Seoul Ring Expressway, Bundang-Naegok, and Bundang-Suseo urban expressways. Moreover, the GTX-A line connecting Paju Unjeong to Dongtan is scheduled to open in 2024, further improving transportation accessibility.
The living infrastructure is also abundant. To the north, it is adjacent to Pangyo New Town, and to the east, Bundang New Town, providing easy access to convenience facilities such as Hyundai Department Store, Shinsegae Department Store, E-Mart, Homeplus, Hanaro Mart, and Bundang Seoul National University Hospital. Prestigious school districts including Dongcheon Elementary School, Songok Middle School, Hanbit Middle School, and Suji Middle and High Schools are located around the complex. Nearby recreational areas include Dongmakcheon Waterfront Park in front of the complex, Seongji Bawui Mountain, and Dongcheon Sports Park, offering a pleasant residential environment.
The complex design is also excellent. It maximizes lighting and ventilation with a south-facing design and offers a variety of floor plans from small to large, broadening choices for buyers.
