One is Not Enough... ‘Jincheon Kumho Eoullim Central Park’ with Multiple Transportation Accessibilities

Recently, the keywords that demanders focus on in the apartment sales market are multi-school districts or multi-se-gwon. As the sales market has been reorganized around actual demanders, the phenomenon of owning a ‘smart single unit’ with superior location has become more distinct.


Instead of wanting just one condition, so-called 'multi-se-gwon' complexes that combine convenience, comfort, and various other features are gaining popularity. From school districts favored by actual demanders in their 30s and 40s, to station districts that enhance daily convenience, park districts with pleasant residential environments, and forest districts, their popularity is steadily increasing.


In fact, despite the contraction of the sales market in the first half of this year, multi-se-gwon apartments attracted high interest from actual demanders. According to the Korea Real Estate Board’s Subscription Home, 'Dongtan Station Dietre Prestige,' supplied by Daebang Construction in Dongtan 2 New Town in May last year, recorded a high competition rate of 809.08 to 1 with over 244,000 applicants for 302 units. The reason for the influx of applicants was that it had a balanced combination of station district, park district adjacent to the large-scale Dongtan Yeoul Park of about 300,000㎡, and school district with elementary, middle, and high schools within walking distance.


An industry official explained, "As the housing market has been reorganized around actual demanders, the trend of owning a smart single unit is blowing, and consumers’ interest is focused on residential products that have convenient transportation, pleasant residential environment, and safe commuting conditions for children."

The construction industry is also leading sales with multi-se-gwon. In Jincheon-gun, Chungbuk, a beneficiary area of the metropolitan railway project on the Inland Line of the Seoul Capital Area, ‘Jincheon Kumho Eoullim Central Park’ is attracting the attention of demanders. The complex is noted as a multi-se-gwon complex equipped with school districts and park districts.


Jincheon Kumho Eoullim Central Park, currently being sold by Kumho Construction, is scheduled to be built in Iwol-myeon, Jincheon-gun, Chungbuk. It consists of 4 buildings from basement level 1 to 20 floors above ground, with 378 units of exclusive area ranging from 76 to 84㎡, and is currently offering units with designated building and unit numbers on a first-come, first-served basis.


Right in front of the complex is Iwol Songnim Neighborhood Park, completed in March this year, boasting a pleasant residential environment as a park district complex. Since 2016, with a total project cost of 5.7 billion KRW, Iwol Songnim Neighborhood Park has been developed as an eco-friendly park preserving much of the original terrain, and equipped with a performance hall, walking trails, combined playground equipment, benches, etc., allowing residents to use it as a cultural, relaxation, and play space. Additionally, Jangryangcheon Park and Saenggeo Jincheon Recreation Forest are nearby, and some units offer views of Muje Mountain.


Convenience facilities are also excellent. Various large and small convenience facilities such as Iwol Terminal, Iwol Post Office, and Hanaro Mart are located nearby, and educational facilities including Iwol Elementary School Attached Kindergarten, Iwol Elementary School, and Iwol Middle School are within walking distance, making it a school district complex. Jincheon Iwol Agricultural and Industrial Complex and Iwol General Industrial Complex are located nearby, and Jincheon Technopolis and Jincheon Smart Tech City are also planned to be developed in the vicinity, adding future value.


Jincheon Kumho Eoullim Central Park offers easy access to and from the complex and within Jincheon-gun via Jingwang-ro and Ideok-ro, and is close to the Pyeongtaek-Jecheon Expressway Bukjincheon Interchange and the Daeso Junction of the Jungbu Expressway, enabling quick travel to the outskirts such as the Seoul Capital Area.


The design also stands out. All units are south-facing, consisting of small to medium-sized floor plans preferred by demanders, and maximize space utilization with ample storage space designs such as pantries and alpha rooms (in some units). Various landscaping and resting spaces such as a central plaza and community plaza are provided within the complex, and community facilities including a daycare center, a small library, Mom’s Station, and a fitness center will be introduced to enhance resident satisfaction.


‘Jincheon Kumho Eoullim Central Park’ is currently operating a model house, and move-in is scheduled for March 2024.
