‘e-Pyeonhansesang Samcheonpo Ocean Prime,’ the first ‘e-Pyeonhansesang’ brand in Sacheon-si, Gyeongnam, has set a new milestone in the Samcheonpo subscription market by attracting many applicants in the Samcheonpo area, which is considered a barren land for subscriptions.
According to the Korea Real Estate Board’s Subscription Home, e-Pyeonhansesang Samcheonpo Ocean Prime received a total of 826 applications during the special supply and 1st and 2nd priority subscription period from August 8 to 10. The combined number of applications for 1st and 2nd priority was 794, far surpassing the total of 763 applications received for three complexes sold in Sacheon-si over the past three years (2019?2021).
In particular, the exclusive area 138㎡A recorded the highest competition rate of 23 to 1, breaking the highest competition rate in Sacheon-si. Sacheon-si has generally shown low interest in subscriptions, with 1st priority competition rates mostly in the 0-point range and the previous highest competition rate being 2.4 to 1. In this context, e-Pyeonhansesang Samcheonpo Ocean Prime has set an unprecedented subscription record.
A sales official stated, “Sacheon-si is virtually a barren land for subscription as there is almost no use of subscription savings accounts. The fact that so many applications were received here is the result of high expectations for the first-ever ‘e-Pyeonhansesang’ brand introduced in the region and the differentiated product design that has not been experienced in the area so far,” adding, “Since interest-free benefits on intermediate payments are also provided, smooth contracts are expected.”
e-Pyeonhansesang Samcheonpo Ocean Prime, introduced by DL E&C, consists of 677 households in four buildings ranging from four basement floors to 49 floors above ground, with exclusive areas from 84 to 138㎡. The announcement of winners will be on Friday, August 19, and the official contract period will be held for three days from Tuesday, August 30 to Thursday, September 1.
The complex offers a fixed first deposit of 10 million KRW and a 60% interest-free benefit on intermediate payments. Especially, as it is located in a non-regulated area, a loan-to-value ratio (LTV) of 70% is applied, making the financial burden relatively lighter compared to regulated areas. There is no restriction on resale of pre-sale rights, allowing unlimited resale.
Excellent products rarely seen in the area are also applied. First, it is developed as the tallest complex in the western Gyeongnam region with 49 floors, offering views of the Namhae Sea right in front of the complex (except for some units). The 84㎡A·B and 112㎡A types feature a 4-bay layout, and the 124㎡ type has a 5-bay plate-type structure allowing cross ventilation. All types from 84 to 138㎡ include ample storage spaces such as entrance pantries and master bedroom dressing rooms. Additionally, a ‘one-stop laundry zone’ is provided where the washing machine and dryer are arranged side by side, enabling hand washing and ironing to be done in one space, maximizing convenience for residents. DL E&C’s specialized fine dust reduction system, the ‘Smart Clean & Care Solution,’ is also applied.
Community facilities are diverse, including a sky lounge, sky guest house, indoor screen golf practice range, fitness center, indoor playground/together care center, and kids station. For landscaping, a ‘Lobby Seasonal Garden’ where residents can feel the four seasons is created at the entrance of the building, along with a ‘Children’s Water Playground’ on the third floor above ground.
The location is excellent. Major roads such as Namillo, Samsang-ro, and Jungang-ro, which cross the Samcheonpo downtown area, are nearby, allowing easy access not only to the Samcheonpo area but also throughout Sacheon-si. Various living convenience facilities such as Homeplus Samcheonpo Branch, E-Mart Sacheon Branch, Hanaro Mart Samcheonpo Nonghyup Headquarters, and Samcheonpo Central Market are also close.
The future value is also high. The project site is located near Sacheon 1st Industrial Complex (15 km), Sacheon 2nd Industrial Complex (15 km), Jongpo Industrial Complex (11 km), and Hyangchon 2 Industrial Complex (2 km), making commuting easy due to its proximity to workplaces. Additionally, Korea Aerospace Industries (KAI) and the currently developing Gyeongnam Aerospace National Industrial Complex (Sacheon District) can be reached within 30 minutes by car from the complex. Expectations are especially high as Sacheon-si is expected to become a central hub for the aerospace industry.
e-Pyeonhansesang Samcheonpo Ocean Prime is currently operating a housing exhibition hall, and the expected move-in date is March 2026.
