‘Hwaseong Park Dream Gususang Park’ Sets Highest Subscription Record Among Daegu Sale Complexes This Year... Top Competition Rate 4.67 to 1

As the Daegu real estate market enters a period of adjustment, the number of buyers searching for a proper home has increased, leading to a steady flow of visitors to the model house of ‘Hwaseong Park Dream Gususang Park,’ which opened on the 3rd. Over 15,000 people visited the model house within five days of its opening, and starting with special supply on the 5th, the second-round subscription was smoothly completed on the 9th.


According to the Korea Real Estate Agency’s subscription website, ‘Hwaseong Park Dream Gususang Park’ received a total of 1,510 applications by the end of the second-round subscription on the 9th, setting the highest subscription record in Daegu in 2022 with an average competition rate of 2.9 to 1. By housing type, the 101㎡ exclusive area attracted 341 applicants for 73 units, recording the highest competition rate of 4.67 to 1.


‘Hwaseong Park Dream Gususang Park’ is located in the Eumnae-dong area of Buk-gu, Daegu Metropolitan City, consisting of seven buildings with 520 units ranging from three basement floors to 14-20 floors above ground. The units are mainly medium to large-sized, with exclusive areas of 84㎡ A, B, C, D, and 101㎡.


Gususang Park is Daegu’s first and practically the only private park development project that will create a park on 123,326㎡, which is 78% of the total area of 152,910㎡?8% more than the 70% green space standard area for private park development projects. Previously, the park was divided by Daecheon-ro, which runs in front of Gususang Library, causing inconvenience in use. However, this development project plans to install a pedestrian bridge connecting the park to secure continuity and improve convenience. Additionally, an entrance plaza, reading forest, multipurpose lawn plaza, sports yard, forest playground, camping site, and observatory will be created. The park is scheduled to be completed eight months before the apartment move-in date, allowing residents to enjoy a forest-adjacent apartment immediately upon moving in. Furthermore, a Gususang Sports Center equipped with a swimming pool, gym, and other sports facilities will be built next to Gususang Library.


Hwaseong Park Dream Gususang Park boasts a prime location that stands out even within the Chilgok district.


As an apartment complex built inside Gususang Park, residents can enjoy a pleasant natural environment. It is close to Palgeo Stream and Hamji Mountain, offers convenient transportation, and is assigned to seven school districts including Daecheon Elementary School right in front, Gwanchun Middle School, Dongpyeong Middle School, and Gangbuk Middle School. Various lifestyle convenience facilities such as Homeplus, Donga Outlet, and Chilgok Market, as well as excellent medical facilities like Chilgok Kyungpook National University Hospital and Chilgok Catholic Hospital, are also nearby.


Expectations for future value are also high. Chilgok district is expected to be the biggest beneficiary due to its proximity to Gunwi, the site selected for the Daegu-Gyeongbuk Integrated New Airport. Improvements in transportation infrastructure, including the connecting road to Seodaegu KTX Station and the Daegu Outer Ring Expressway, are anticipated to revitalize the area.


The premium of specialized design, infused with Hwaseong Park Dream’s know-how, was enough to captivate many buyers. The complex features a south-facing layout, ample parking spaces, and distinctive themed parks within the complex such as Dream Patio, Evergreen Park, and Vital Garden, harmonizing with a 500-year-old protected Zelkova tree and landscaping.

The announcement of winners can be checked on the subscription website on the 16th, and the contract signing for the winning bidders will take place over three days from the 29th to the 31st. Benefits such as a fixed first deposit of 10 million KRW and 60% interest-free intermediate payments are also provided.
