Ocean View Enjoyed from Every Room... 'Ulsan Lotte Castle Blue Marina' Residential Hotel Facility Scheduled for Sale

Lotte Construction is planning to sell the “Ulsan Lotte Castle Blue Marina” residential lodging facility in Sanha-dong, Buk-gu, Ulsan Metropolitan City. A key advantage is that all units offer a beautiful East Sea ocean view, which is expected to result in a high premium.


“Ulsan Lotte Castle Blue Marina” is a residential lodging facility located within the largest-ever Lotte Resort (planned). It consists of three buildings ranging from five basement floors to 43 above-ground floors, with a total of 696 units sized between 63 and 259㎡. The units are divided as follows: ▲63㎡A 319 units ▲63㎡B 7 units ▲92㎡A 183 units ▲92㎡B 150 units ▲104㎡A 7 units ▲104㎡B 9 units ▲104㎡C 12 units ▲104㎡D 7 units ▲259㎡P 2 units, offering nine different types tailored to meet the needs and lifestyles of buyers.


While ocean view units are generally limited to higher floors, “Ulsan Lotte Castle Blue Marina” is situated on elevated terrain, allowing all units from low to high floors to enjoy views of the East Sea. Notably, the nearby “Gangdong Mongdol Beach” is a local landmark tourist spot known for its sparkling small pebbles called “mongdol.” This beach offers a unique charm distinct from typical sandy beaches, and some units also provide panoramic views extending to Jeongja Beach and Jeongja Port.


Properties with ocean views tend to show higher price appreciation. For example, the “Haeundae LCT The Sharp” in Busan, a representative ocean view building, saw its 144㎡ high-floor units reach a record price of 3.8 billion KRW in May this year. This is a significant increase compared to the highest price of 2.084 billion KRW recorded in May 2020 for the same size and floor, marking a rise of over 1.7 billion KRW in just two years. The 161㎡ units also set a new record in March this year, changing hands for 4.85 billion KRW.


A sales representative commented, “Simply having units with ocean views tends to add a premium, and since all units at ‘Ulsan Lotte Castle Blue Marina’ offer ocean views, expectations are high. The unique ocean view appeal is expected to increase buyer preference and result in a high premium.”


Meanwhile, the Lotte Resort (planned) where the complex is located will be the fourth Lotte Resort following Sokcho, Buyeo, and Jeju. The resort is planned as a “one-stop” leisure and vacation facility covering approximately 108,708㎡ (equivalent to 15 soccer fields). It will include various amenities such as residential lodging facilities, condominiums, a garden-style water park, a diving pool, a historic park, a glamping site, and retail facilities.


Contract holders of “Ulsan Lotte Castle Blue Marina” will have close access to the resort’s infrastructure. Additionally, the complex will feature exclusive community facilities such as a sky lounge, infinity pool, golf practice range, and fitness center.


The application of Lotte Castle’s specialized floor plans is expected to broaden the target market. Typically, residential lodging facilities have small “studio” units, but “Ulsan Lotte Castle Blue Marina” offers larger units designed as 2-3 room layouts. This will attract not only individual users but also family tourists, adding rarity and convenience.


The brand premium is also anticipated. Last year, Lotte Castle’s residential lodging facilities, including “Magok Lotte Castle Le West” and “Busan Lotte Castle De Mer,” both recorded average subscription competition rates in the triple digits, proving the premium in numbers.


This year’s official launch of the “Busan-Ulsan-Gyeongnam Mega City” and abundant plans for metropolitan transportation infrastructure are additional positive factors. The Mega City project is currently working to create a “one-hour living zone” linking Busan, Ulsan, and Gyeongnam. If plans proceed as scheduled, various metropolitan transportation networks such as the Ulsan Outer Ring Expressway, Donghae Nambu Line, Ulsan Southeast Circular Metropolitan Railroad, and Ulsan Urban Tram will be established, greatly improving regional accessibility to the complex.


Compared to apartments or officetels, there are fewer regulations. “Ulsan Lotte Castle Blue Marina” has no resale restrictions, is exempt from mortgage loan regulations, and is relatively free from various tax burdens.


“Ulsan Lotte Castle Blue Marina” will open a model exhibition hall soon.
