'Hillstate Hwangseong' Gyeongju Vision 2040 Development Expected to Bring Growing Interest

'Hillstate Hwangseong' Gyeongju Vision 2040 Development Expected to Bring Growing Interest

'Hillstate Hwangseong,' located in the Hwangseong-dong area and developed as Gyeongju City's first 'Hillstate' brand apartment complex, is gaining continuous word-of-mouth attention due to its abundant future value expectations. In particular, this complex is expected to become the biggest beneficiary of the Gyeongju Vision 2040 Comprehensive Future Development Plan announced by Gyeongju City, and there are steady visits from prospective buyers aiming to secure their place.


In fact, various development projects included in the Gyeongju Vision 2040 Comprehensive Future Development Plan, announced by Gyeongju City last March, are being promoted around Hillstate Hwangseong.


First, Yonggang Industrial Complex, located near the project site, is undergoing relocation of companies within the complex, and a citizen park featuring various themed parks is being developed in its place.


According to Gyeongju City, after the relocation of companies in the Yonggang Industrial Complex area, themed park facilities for different age groups will be built centered around a natural ecological park where all generations can gather.


The age-specific themed parks planned include 'Najung Childcare Yard,' a lawn plaza for ages 0 to 5; 'Hwarang Sports Park,' which includes playgrounds, a comprehensive stadium, and a swimming (ice skating) rink for ages 5 to 15; 'Yurim Family Park,' featuring a zoo, botanical garden, and dinosaur exhibition hall for ages 5 to 20; and 'Gold Park,' a space designed for those aged 60 and above.


Additionally, in the nearby Hyeongsan River area, the Hyeongsan River Rail Observatory development is underway as a project to create waterfront scenery and revitalize the local commercial district.


Gyeongju City plans to build a rail observatory around the Hyeongsan River railway bridge, transforming it into a major tourist facility and creating another landmark space visited year-round by both Gyeongju residents and external tourists.


An industry insider stated, "If projects such as the Yonggang Industrial Complex citizen park and the Hyeongsan River rail observatory, which are key strategies in Gyeongju City's comprehensive future development plan, proceed as planned, the residential value of the Hwangseong-dong area is expected to increase significantly, raising local residents' expectations. Consequently, the local real estate market is seeing steady interest and influx of prospective buyers."


Meanwhile, Hillstate Hwangseong, which is raising expectations for future value, is an apartment complex located in Hwangseong-dong, Gyeongju City, consisting of 6 buildings with 608 households, ranging from 2 basement floors to 27 above-ground floors. All units are composed of a single preferred exclusive area of 84㎡.


The complex boasts reasonable pricing and excellent sales conditions. The actual sale price starts from the 390 million KRW range, which is considered reasonable compared to surrounding market prices. For example, the nearby 'D' apartment with the same area (84㎡ exclusive) was traded at 498 million KRW in June, making Hillstate Hwangseong about 100 million KRW cheaper.


Additionally, the complex offers free balcony expansion, a fixed first deposit of 10 million KRW, and financial benefits such as 60% interest-free intermediate payments, reducing the financial burden on consumers. Furthermore, as the apartments qualify for the Bogeumjari loan (for apartments priced below 600 million KRW), consumers can secure loans at relatively lower interest rates compared to the rapidly rising rates of commercial banks, further easing their financial burden.


Hillstate Hwangseong also boasts excellent residential conditions. Through the adjacent National Route 7, quick access is possible not only to Gyeongju city center but also to Pohang and Ulsan. Nearby are KTX Singyeongju Station, Donghae Line Seogyeongju Station, express bus terminal, intercity bus terminal, and Gyeongbu Expressway Gyeongju IC, providing excellent regional transportation networks.


Within a 1 km radius are Yurim Elementary School, Gyerim Middle School, and Gyerim High School. Near the project site, residents can conveniently access various cultural and shopping facilities and administrative and medical institutions such as Homeplus, Lotte Cinema, Gyeongju Arts Center, Hwangseong-dong Administrative Welfare Center, Gyeongju City Hall, and Dongguk University Hospital.


Moreover, the vicinity includes abundant green spaces such as the Hyeongsan River, Hwangseong Park, Gyeongju Citizens' Stadium, and Sogeumgangsan, and some units offer views of the Hyeongsan River, allowing residents to enjoy a pleasant living environment.
