‘Hillstate Gamsam’ Apartments and Officetels Scheduled for Move-in by End of September... On-site Commercial Spaces to Be Sold and Occupied After Completion
With the complete lifting of real estate regulations across Daegu except for Suseong-gu, residential products in the Daegu area are gaining significant attention in the real estate market.
Amid this, the residential-commercial complex "Hillstate Gamsam," located in Gamsam-dong, Dalseo-gu, Daegu, is attracting attention as inquiries from investors and actual residents continue regarding officetel pre-sale rights ahead of its move-in scheduled for the end of September.
"Hillstate Gamsam" is a residential-commercial complex developed on a site area of 8,481㎡, consisting of 4 buildings with 5 basement floors and 45 above-ground floors, totaling 559 units (391 apartments and 168 officetel units). The apartment units include exclusive areas of 84㎡ (310 units) and 114㎡ (72 units). The complex features a specialized design with penthouses on the top floors measuring 144㎡ (7 units) and 198㎡ (2 units), which has received favorable reviews.
The officetels at "Hillstate Gamsam" consist of 168 units, each with an exclusive area of 84㎡, all supplied as residential-type officetels. A key advantage is the residential-type design that can substitute for small apartments, offering a plate-type layout preferred by actual residents that allows for cross ventilation. Each unit includes spacious storage spaces such as a master bedroom dressing room, utility room, and refrigerator cabinet, and comes with complimentary system air conditioners (living room and master bedroom).
The surrounding infrastructure is well established. The area boasts excellent residential infrastructure with commercial zones, neighborhood living facilities, and proximity to public facilities. Numerous tourism, cultural, and leisure infrastructures are located nearby, providing great residential convenience. Daegu Subway Line 2's Jukjeon Station is within about a 10-minute walk, and Yongsan Station is also nearby. Multiple bus stops serving various routes are also established. A sales representative explained, "As expectations rise for a turnaround in the Daegu real estate market, competitively priced officetel units at 'Hillstate Gamsam' are attracting growing interest from investors and actual residents."
Along with the officetels, commercial spaces within the Hillstate Gamsam complex are scheduled for sale and occupancy after completion in September. Five units on the first floor and one unit on the second floor will be supplied within the 559-unit complex, boasting a solid demand base. The first-floor commercial spaces are recommended for businesses such as food and beverage and convenience facilities that suit residents' lifestyle and housing trends, while the second floor is recommended for medical institutions, beauty complex facilities for residents, and English and arts academies for residents' children.
Located in the central living area of Dalseo-gu, Daegu, the complex benefits from abundant surrounding demand and foot traffic. Including this project, approximately 3,500 new units are planned for nearby developments such as Shinsegae Villiv Sky, Jukjeon Station Hwaseong Park Dream, and Hyosung Harrington Place Gamsam, which is expected to form a large new residential belt of about 8,300 units in the future.
