Following last year, apartments in Paju Unjeong New Town continue to show steady preference this year as well.
It has been revealed that a total of 10 apartment complexes were sold in Unjeong New Town from last year through the first half of this year.
Notably, all these complexes achieved first-priority subscription closures. Compared to 45 out of 171 private apartment complexes in Gyeonggi Province during the same period that failed to close in the first priority, this indicates a high preference for local housing.
Local real estate agents unanimously agree that the popularity is a result of the new town’s completed living infrastructure, proximity to Seoul and nearby industrial complexes, and favorable factors that will further strengthen these elements.
Among these, ‘Starfield Village Unjeong’ is cited as a positive factor that will enhance the residential stability of Unjeong New Town. Starfield Village is a community-oriented shopping mall focused on the convenience of nearby residents. The Starfield Village brand is scheduled to make its debut in Unjeong New Town in 2025, and once it opens, it is expected to replace Starfield Goyang, which previously required more than a 30-minute drive from Unjeong New Town.
Development plans that will bring large-scale housing demand are also underway alongside existing Paju Publishing Cultural Information National Industrial Complex and LG Display Industrial Complex.
One such project is the ‘Paju Medical Cluster.’ This mega development project, with an estimated budget of about 1.6 trillion KRW, is planned for Unjeong 3 District and aims for completion in 2024. It will include a university hospital, National Cancer Center, medical and bio R&D centers, and a bio convergence complex. Upon completion, local residents will have close access to university hospital medical infrastructure, and housing demand within Unjeong New Town from workers in this area is expected to increase.
The Unjeong Techno Valley development project is also noteworthy. Developed through a public-private partnership between Paju Urban Tourism Corporation and private developers, Unjeong Techno Valley is a project worth approximately 200 billion KRW planned on 473,000㎡ in the Yeondasan-dong area of northwestern Unjeong New Town. It is being promoted with the goal of becoming an advanced knowledge-based industrial complex by 2026, expected to create about 4,600 jobs and generate approximately 900 billion KRW in direct and indirect economic ripple effects.
Proximity between residence and workplace will also improve. The GTX-A line Unjeong Station, opening in June 2024, is considered the biggest development benefit within Unjeong New Town, enabling travel to Samsung Station in Gangnam, Seoul?which previously took over an hour by car?in about 20 minutes. The planned extension of Subway Line 3, scheduled to begin construction in 2025, will further enhance the convenience of commuting via public transportation.
With such diverse favorable factors evaluating both present and future value, attention is focused on ‘GTX Unjeong Station Seohee Starhills’ located right in front of Unjeong New Town.
GTX Unjeong Station Seohee Starhills is a regional housing cooperative apartment complex consisting of 19 buildings, ranging from 3 basement floors to 25 above-ground floors, with units sized between 59㎡ and 84㎡, totaling 1,724 households. The housing promotion center is currently open, recruiting second-phase cooperative members.
Located adjacent to the southern side of Unjeong New Town, residents can share living infrastructure, and with Dongseo-daero Road right in front, quick access to Seoul-Munsan Expressway and the Metropolitan Area 1st Ring Expressway is possible. Digital Media City in Sangam-dong can also be reached within 30 minutes.
Residential conditions are excellent. An E-Mart is within approximately 500 meters straight-line distance, and the large-scale comprehensive exhibition center KINTEX is about a 10-minute drive away, providing shopping and leisure opportunities. Schools at various levels such as Ungwang Elementary, Unjeong Middle, Unjeong High, and Dongpae High are nearby, offering a favorable environment for raising children.
The high quality of life brought by numerous green spaces is also noteworthy. Saeam Park, a historic park of about 90,000㎡, is accessible within about a 6-minute walk, and Unjeong Health Park and Unjeong Lake Park, landmarks of Unjeong New Town, are within approximately 1 km straight-line distance, allowing for various leisure, walking, and exercise activities.
A representative of the GTX Unjeong Station Seohee Starhills regional housing cooperative stated, “Since Seohee Construction, which has the most experience in regional housing cooperative projects, took charge of construction, inquiries from housing demanders have increased,” adding, “As the Unjeong New Town development project nears completion and new local supply is limited, future value is even more anticipated.”
