As the 30s and 40s generation establish themselves as the main demand group in the real estate market, the popularity of ‘haksegwon’ apartments?those located near schools?is increasing even more. The 30s and 40s generation with school-going children prioritize checking the educational environment of their children first when applying for apartments or considering moving.
According to data from the Korea Real Estate Board, from June last year to May this year, a total of 510,016 apartment sales transactions took place nationwide, of which 249,052 were purchased by the 30s and 40s generation. This accounts for 48.83% of the total, nearly half.
As the 30s and 40s generation emerge as the main demand group, ‘haksegwon’ apartments are enjoying high popularity in the sales market as well. The ‘Hillstate Xi Gyeyang’ apartment, launched in Gyeyang-gu, Incheon, last August, attracted great interest due to its proximity to several schools such as Incheon Hyoseongdong Elementary, Myeonghyeon Middle, and Incheon Hyoseong High School. The subscription results showed 20,036 applications for 408 units (excluding special supply), recording an excellent competition rate of 49.11 to 1 on average.
With the increase in dual-income households, apartments closer to schools are expected to show stronger demand in the future. According to the ‘2020 Second Half Regional Employment Survey on Dual-Income and Single-Person Households’ released by Statistics Korea last year, the proportion of dual-income households by age group was highest at 53.1%, followed by 51.3% for those aged 30 to 39.
A real estate expert said, “Recently, new terms like ‘one-stop haksegwon’ have emerged, meaning families can complete their children’s education without moving, all within one apartment.” He added, “As the real estate market reorganizes around actual demand, the popularity of haksegwon apartments preferred by the main demand group, the 30s and 40s generation, is expected to increase further.”
Meanwhile, a one-stop haksegwon apartment where elementary, middle, and high schools are all within walking distance has arrived in Uijeongbu, Gyeonggi-do, attracting attention. The protagonist is ‘Hillstate Tapseok,’ supplied by Hyundai Engineering in the Yonghyeon-dong area of Uijeongbu.
