The popularity of newly launched complexes in non-regulated areas remains strong. This is because apartment regulations such as subscription and loans are still in place. Therefore, housing demanders are turning their attention to non-regulated areas where regulations are relatively less strict.


For complexes in non-regulated areas, subscription conditions allow those aged 19 and over, with at least 6 months of subscription savings account membership and meeting the deposit criteria, including homeowners and household heads or members, to apply for first-priority subscription. Moreover, there are no restrictions on re-winning, and subscriptions are possible regardless of previous winning status. Additionally, the loan-to-value (LTV) ratio for mortgage loans can be applied up to 70%, reducing financial burden relatively, and the resale restriction period for pre-sale rights is either non-existent or as short as 6 months.


Amid this, a new branded complex is being launched in a non-regulated area, attracting market attention. Doosan Construction plans to launch ‘Doosan We’ve The Zenith Central Wonju’ in July in the Won-dong area of Wonju City, Gangwon Province.


Wonju City, where the complex is located, is a non-regulated area with fewer subscription restrictions. For housing units with exclusive area of 85㎡ or less, 40% are supplied by the point system and 60% by lottery, while units exceeding 85㎡ are supplied 100% by lottery. Household heads or members aged 19 or older who have been subscribed to the subscription savings account for more than 6 months, including homeowners residing in Wonju City and Gangwon Province, can apply for first-priority subscription. There are no residency obligations or resale restrictions.


‘Doosan We’ve The Zenith Central Wonju’ is located in the old downtown area of Wonju, allowing residents to enjoy already established living infrastructure. Nearby are Jungang Market, Jungang-ro Culture Street, large shopping facilities such as AK Plaza and Lotte Mart, as well as Megabox, Wonju Severance Christian Hospital, and Wonju City Hall. Furthermore, schools such as Myeongryun Elementary, Wonju Girls’ Middle School, and Wonju Middle and High Schools are within walking distance, and facilities like Yonsei University Wonju College of Medicine and Wonju City Central Library are adjacent, providing an excellent educational environment.


The transportation environment is also excellent. ‘Doosan We’ve The Zenith Central Wonju’ is adjacent to major roads such as Musil-ro and Seowon-daero, making intra-regional travel convenient. In particular, public transportation infrastructure is well established, facilitating easy movement throughout Wonju. Additionally, access to expressways such as the 2nd Yeongdong Expressway and Jungang Expressway is smooth, ensuring excellent accessibility to the metropolitan area. The nearby KTX Wonju Station also makes travel outside the region easy.


There is also a planned railway development benefit nearby. The double-track electrified railway between Yeoju and Wonju on the Gyeonggang Line, scheduled to begin construction in the second half of this year, is expected to open in 2027. Once this railway connecting Yeoju and Wonju opens, travel from Wonju to Seoul’s Gangnam area will be possible within an hour, further improving Wonju’s transportation environment.


Additionally, a park (approximately 14,190㎡ in size) connected to the complex is planned to be developed, and green spaces such as Namsan Park (approximately 28,000㎡) are located nearby.


The complex demonstrates product quality befitting its brand. First, all units are primarily south-facing to maximize sunlight and openness. The floor plans mainly feature 4-Bay slab-type designs to enhance lighting and ventilation, and ample storage space is secured. Various unit sizes such as 59㎡, 74㎡, and 84㎡ are offered.


The complex design is also notable. It features a high-quality complex-specific design with glass balcony windows and secures ample distance between buildings to ensure residents’ privacy as well as sunlight and views. A large central plaza will be established in the center of the complex, with outdoor exercise facilities and convenience facilities planned to enhance residents’ living satisfaction.


Meanwhile, the model house for Doosan We’ve The Zenith Central Wonju is scheduled to open in July.
