New Supply Concentrated in Haeundae from Marine City, High Demand Due to Excellent Living Environment
Recently, Haeundae-gu has been gaining renewed attention as an emerging residential area. As existing housing in Jwadong, Centum, and Marine City ages, the demand for real estate in the Haeundae district, where new developments are continuously increasing, is growing.
Busan's residential core axis began in the 1990s with Jwadong New Town, the city's first planned city, and in the 2000s shifted to Centum City, an innovation city spanning Udong and Jaesong-dong. Shortly after this period, Marine City emerged. However, these residential areas have now been occupied for over 10 to 20 years, leading to a rising preference for residential areas in the Haeundae district centered around Gumnam-ro.
The Udong area of Haeundae-gu in Busan is a region where commercial facilities have developed around Gumnam-ro. Currently, apartments, residential officetels, and residential lodging facilities are continuously being built, transforming the area into a high-end residential town. In particular, Haeundae-gu has the highest real estate sales prices within Busan, and many development plans are underway near this project site, which also raises its future value.
Recently, there has been significant interest in newly launched complexes. For example, the residential officetel "Haeundae Hanla Vivaldi Pentville," announced for sale in July, has received numerous inquiries from buyers even before its promotional center opened.
This complex will consist of two buildings, from five basement floors to 35 floors above ground, with a total of 120 units. The unit size is exclusively 105㎡ for all 120 units, designed with a layout similar to a 30-pyeong apartment. Residential officetels have recently emerged as alternatives to apartments, especially in the Haeundae area, where various infrastructures for work and daily life are concentrated. Due to a shortage of apartment supply compared to demand for some time, demand is expected to focus on officetels as alternative residential products.
"Haeundae Hanla Vivaldi Pentville" is located in a central area of Haeundae-gu, offering excellent living conditions. Its biggest advantage is that Busan Subway Line 2's Haeundae Station is just a 5-minute walk away, making public transportation convenient to major Busan areas such as Nampo-dong and Seomyeon. Additionally, it is close to Gwangandaegyo Bridge and Donghae Expressway, facilitating easy car travel.
The transportation environment is expected to improve further. The KTX-Eum line (Cheongnyangni to Bujeon), connecting Haeundae and Seoul Cheongnyangni, is scheduled to open. The Haeundae Tunnel and the Haeundae-Sasang Expressway (scheduled to open in 2026) are also underway. Furthermore, earlier this year, the extension of Busan Subway Line 2 to the Osiria Tourist Complex was designated as a new urban railway project.
Within the vicinity of the complex, Haeundae Beach is accessible within a 6-minute walk, and the Gumnam-ro commercial district is conveniently available. Convenience and cultural facilities such as Haeundae Bumin Hospital, CGV Haeundae, and Haeundae District Office are nearby. Within a 5-minute drive, there are E-Mart Haeundae, Homeplus Haeundae, and Haeundae Rodeo Outlet, providing a convenient living infrastructure.
