Real Estate Interest Grows Along Daegu Metropolitan Railroad: 'Chilgok Waegwan World Meridian Wellridge' Scheduled for Sale

Real Estate Interest Grows Along Daegu Metropolitan Railroad: 'Chilgok Waegwan World Meridian Wellridge' Scheduled for Sale

The ‘Daegu Metropolitan Railroad’ project, the largest transportation boon in the Daegu-Gyeongbuk area, is progressing smoothly, drawing the attention of prospective buyers to apartments about to be launched in the areas where the line stops. This is because transportation conditions will be dramatically improved, and active exchanges between regions will form a vast living zone, endowing the area with high future value.

The Daegu Metropolitan Railroad connects Gumi~Waegwan (Chilgok)~Seodaegu~Dongdaegu~Gyeongsan using the existing Gyeongbu Line, with a total length of 61.7 km. It links major inland cities in Gyeongbuk such as Daegu, Gumi, Chilgok, and Gyeongsan, and upon completion, travel from Gumi to Gyeongsan will be possible within 40 minutes. As of January this year, the construction progress rate is 30%, with the project aiming for completion in 2023 and accelerating the construction pace.

Additional phases and extensions are also actively underway. The second phase will connect Gumi to Gimcheon over a 22.9 km section, with basic and detailed designs scheduled to begin this year. There is also a project to extend from Gyeongsan to Cheongdo. Once both projects are completed, the total length of the Daegu Metropolitan Railroad will reach 108.6 km, enabling travel between Gimcheon and Cheongdo within an hour.

The areas along the Daegu Metropolitan Railroad are expected to see improved residential environments, making beneficiary complexes popular.

An industry insider said, “Unlike the relatively dense transportation network in the metropolitan area, in provincial cities, how well the metropolitan transportation network such as railroads is established significantly impacts the real estate market. Once the Daegu Metropolitan Railroad opens, movement within the Daegu-Gyeongbuk area will become easier, and complexes in beneficiary areas are expected to maintain steady popularity.”

Meanwhile, Daehan Land Trust plans to launch ‘Chilgok Waegwan World Meridian Wellidge’ in Waegwan-eup, Chilgok-gun, Gyeongbuk, in July. The complex will consist of a total of 352 households with exclusive areas of 84 and 150㎡.

Above all, the complex has solid future value as it will benefit from the Daegu Metropolitan Railroad. Once the metropolitan railroad opens at nearby Waegwan Station, it will take only two stops to reach Daegu Station, the center of Daegu, allowing easy access to infrastructure located in Daegu.

It also offers excellent proximity to workplaces. Right in front of the complex is the Waegwan General Industrial Complex, where about 10,000 people work, and Hyundai Motor Chilgok Logistics Center, Yeongnam Inland Logistics Base, and Chilgok Agricultural Machinery Specialized Industrial Complex are nearby, expected to absorb housing demand from workers employed in these industrial complexes.

Additionally, the Dal-o~Geumsan urban planning road (under construction) will be built nearby, making it easier to travel by car to the center of Waegwan in the future, and providing convenient access to infrastructure such as Waegwan Station, Chilgok County Office, and Daegu District Court Chilgok Branch.

As it is located in a non-regulated area, there are fewer restrictions on subscription. Those aged 19 or older with a subscription savings account for at least six months can apply for first-priority subscription if the deposit amount is at least 2 million KRW for areas up to 85㎡, and at least 5 million KRW for all areas. Both household heads and members can apply regardless of homeownership or previous winning status. There is no resale restriction, so resale is possible immediately after contract.

Meanwhile, Chilgok Waegwan World Meridian Wellidge will prepare a model house.
