"Fully Developed New Town Enjoying Infrastructure from Move-In" Misa Riverside City 'Misa Anello Switzen' Attracts Attention

Completed new towns are popular in the housing market. This is because various living infrastructures such as transportation, education, roads, and office facilities are fully established, allowing residents to immediately enjoy diverse amenities upon moving in. As a result, the final sale complexes in completed new towns always attract the attention of buyers. The aforementioned completed new towns refer to areas where all infrastructure is largely finished.


Typically, new towns are highlighted for their various infrastructures, but it also takes a long time for these infrastructures to be perfectly established and for development to be completed. On the other hand, new towns in the final stages of development do not require residents to endure inconveniences while waiting for infrastructure to be built, thus offering higher residential convenience and value.


Complexes sold in completed new towns are performing well. According to Korea Real Estate Board’s Subscription Home, ‘Dongtan Station Hyundai Weverforet’ launched in Dongtan 2 New Town in January this year recorded an average subscription competition rate of 138.93 to 1, while the officetel ‘Dongtan Station Geumgang Pentarium The Siglo’ launched in March last year recorded an average competition rate of 36.31 to 1. Additionally, the officetel ‘Dasan Station Desiang’ launched in Dasan New Town in March last year recorded a highest competition rate of 328 to 1 and an average of 16.99 to 1.


This strong interest from buyers is also analyzed to affect actual market prices. According to Real Estate 114, the average apartment sale price in Cheonggye-dong, where Dongtan 2 New Town is located, was 30.94 million KRW in June, up 5.7% compared to a year ago, and it is currently priced 54% higher than Hwaseong City’s average price of 19.97 million KRW.


Furthermore, according to the Ministry of Land, Infrastructure and Transport’s actual transaction price system, the recent transaction price of the officetel ‘Sibeom Bando Yubora Ivy Park 4.0’ located in Dongtan 2 New Town was 390 million KRW (exclusive area 59㎡) in October 2021, which increased by more than 100 million KRW compared to the 297 million KRW transaction price in January of the same year within 10 months.


An industry insider said, “Moving into a new town at the completed stage is preferred because there is no need to endure inconveniences related to infrastructure.” He added, “Especially for young buyers who value residential convenience, completed new town officetels are recommended.”


Meanwhile, the residential officetel ‘Misa Anello Switchen’ being sold in ‘Misa Riverside City,’ one of the completed new towns, is attracting buyers’ attention.


The complex is the last sale complex in the ultra-station area of Misa Station, with the extension of Line 9 (Gangdong-Hanam-Namyangju Line) planned nearby, which is expected to benefit Misa Riverside City. ‘Misa Anello Switchen’ consists of 449 officetel units with exclusive areas of 21 to 44㎡ from basement level 7 to ground level 22, along with neighborhood living facilities.


The center of life where everything is possible based on excellent location

‘Misa Anello Switchen,’ the last sale complex in the ultra-station area of Misa Station, is planned to have the Line 9 extension (Gangdong-Hanam-Namyangju Line) nearby and offers a fast transportation network with easy access to Olympic-daero and Gangbyeonbuk-ro by car. The complex is also close to Misa Lake Park, which spans about 60,000 pyeong, as well as Misa Kyungjeong Park, Misa Hangang Park, and a 34 km-long bicycle path, allowing residents to enjoy a pleasant leisure life. Additionally, there is a car-free street connected to Misa Station and large complex shopping malls such as E-Mart, Starfield Hanam, and IKEA nearby, enabling a one-stop living area based on an excellent location.


Residential products with practicality

Looking at the 449 units of ‘Misa Anello Switchen’ by type, there are ▲Type A with an exclusive area of 21㎡ (20 units), ▲Type B with 36㎡ (19 units), and ▲Types C to E with 41 to 44㎡ (410 units), totaling 449 units mainly composed of five types of residential officetels. Among the total 449 units, 410 units are residential officetels with exclusive areas of 40㎡ or more, and a specialized design unique to KCC Construction that can reflect various buyer needs will be applied. Also, all units feature a wide loft structure that maximizes space utilization and will be equipped with a full-furnished system to reduce buyers’ burdens.


Development expansion with surrounding areas promising greater future value

In Mangwol-dong, Hanam City, where ‘Misa Anello Switchen’ is located, apartment move-ins are nearing completion, and Godeok Biz Valley, which is located 10 minutes away by car and is promoting a compact self-sufficient city through multifunctional and convergence of culture, entertainment, distribution, and business, is expected to attract demand for proximity to work.


Nearby, the 3rd new town projects such as Gyosan New Town (33,000 households) and Hanam Gam-il District (13,000 households) are also linked, raising expectations for development expansion with surrounding areas.

In addition to officetels, ‘Misa Anello Switchen’ will include competitive neighborhood living facilities. A sales official said, “‘Misa Anello Switchen’ is a completed new town with an ultra-station area at Misa Station, easy access to Gangnam, and a one-stop living area with abundant infrastructure.” He added, “Especially, the residential customized specialized design presented by KCC Construction is expected to attract much interest from buyers seeking differentiation.”


‘Misa Anello Switchen’ will operate a sales promotion center and model house, which will be open to the public.
