- Knowledge Industry Center Embracing Location, Differentiation, and Future Value Records Excellent Sales Performance Based on Strong Demand
- Noted as a Complex-Type Knowledge Industry Center in Tangjeong District with Abundant Infrastructure and Future Value
Recently, investment fever toward knowledge industry centers has been heating up. According to data from the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the number of sales transactions for office buildings last year totaled 2,611, which is a 15.3% increase compared to 2,265 transactions in 2020, the previous record high.
Amid this investment boom in knowledge industry centers, those that possess the "location, differentiation, and future value" trifecta are showing strong performance in the sales market.
Complexes built in excellent locations have a solid demand base due to robust transportation and convenience infrastructure, which facilitates cargo movement and employee hiring. Additionally, those with differentiated designs that enhance corporate work efficiency?such as drive-in systems, door-to-door systems, and live offices?and a diverse range of product types enjoy high preference among various companies. Furthermore, when large-scale development benefits such as industrial complex development and transportation network expansion are present nearby, future value can be anticipated.
In fact, ‘GL Metrocity Hyangdong’ in Hyangdong District, Goyang-si, Gyeonggi Province, ‘Hyundai Greenery Campus Byeolgaram Station’ in Byeolnae-dong, Namyangju-si, Gyeonggi Province, and ‘The Columbus Asan Tangjeong’ in Tangjeong District, Asan-si, Chungnam Province, have all completed sales with excellent results.
A real estate expert stated, “As the popularity of knowledge industry centers in the real estate market rises, it is a time to distinguish the wheat from the chaff. It is most important to find knowledge industry centers that secure abundant corporate demand by possessing excellent location environments, differentiated designs, and future value.”
Meanwhile, Woori Asset Trust is currently selling the complex-type knowledge industry center ‘Asan Tangjeong Samsung Special Zone Flexon’ in Tangjeong District, Asan, Chungnam, which meets all three of these conditions.
Asan Tangjeong Samsung Special Zone Flexon is being developed in Tangjeong-myeon, Asan-si, Chungnam Province, as a single building with 2 basement floors and 10 above-ground floors, covering a total floor area of approximately 50,000㎡. It consists of 198 knowledge industry center units, 148 section offices, and 296 live offices.
Asan Tangjeong Samsung Special Zone Flexon is located in the core area of the Asan Tangjeong district, which boasts solid infrastructure and future value. This knowledge industry center is situated along National Road 43, enabling rapid access to the metropolitan area, the northwestern part of Chungnam, and inland regions, and it also offers easy access to the Gyeongbu Expressway. The Tangjeong IC section of the Dangjin-Cheonan Expressway between Asan and Cheonan is scheduled for completion this year, which is expected to further improve the transportation environment. Additionally, Baebang Station and Tangjeong Station on Subway Line 1 are nearby, and KTX and SRT Cheonan-Asan Station can be reached within about 10 minutes by car.
Moreover, the Asan Tangjeong district is home to large-scale industrial complexes representing Chungnam, such as Asan Tangjeong Samsung Display City 1, Asan Tangjeong Technovalley, and Asan Tangjeong General Industrial Complex, allowing for synergy effects among more than 2,400 companies.
Particularly noteworthy is that Samsung is investing 13 trillion KRW to develop Asan Tangjeong Samsung Display City 2 in the Asan Tangjeong district. Once completed, Samsung Display City 2 is expected to transform the Asan Tangjeong area into a world-class display production base, creating 50,000 jobs and spurring urban development accordingly.
In addition to its excellent location environment, Asan Tangjeong Samsung Special Zone Flexon offers differentiated designs that enhance the work efficiency of tenant companies.
The manufacturing-type knowledge industry center, located on floors 2 to 4 above ground, will introduce a drive-in system that allows cargo vehicles to enter directly inside without using the freight elevator from outside the building. Additionally, a door-to-door system will be applied simultaneously, enabling parking right in front of the office to minimize work movement and reduce loading and unloading time. The building is also designed with a higher floor height of 5.5 meters compared to existing knowledge industry centers, increasing space utilization and openness.
Section offices will be located on floors 5 and 6 above ground. Section offices can be leased in desired sizes, accommodating everything from one-person startups to medium and large companies. Many units feature wide terraces and are constructed with a ceiling height of 4.5 meters, providing a comfortable working environment. Each floor is also equipped with shared meeting rooms and shared studios.
Floors 7 through 10 above ground consist of live offices, which have recently gained attention. Live offices feature attic structures with restrooms and showers, making them ideal for both work and breaks. Each floor includes a YouTube studio and shared meeting rooms, making it an optimal environment for the rapidly increasing number of creators and one-person creative enterprises.
Additionally, the complex’s basement floors include shared warehouses for efficient storage of goods, as well as neighborhood living facilities, GX rooms, and multipurpose rooms for workers’ convenience.
