The Rising Trend of Work-Residence Proximity Complexes... 'Lakefield Unjeong Weverzen' [‘Lakefield Unjeong Weaverzen’ Perspective, Youngjin General Construction]

As the work-life balance trend spreads, complexes with excellent proximity to workplaces are gaining high popularity in the sales market.


Above all, commuting time is significantly reduced, allowing individuals to secure personal leisure time. Additionally, the preference for complexes near workplaces is boosted by the discomfort of crowded public transportation and traffic congestion during rush hours.


In fact, a survey conducted by the employment platform Saramin in February last year on office workers about 'commuting distance stress and work impact' found that 55.8% of respondents felt stressed during their usual commute, and because of this, 39.1% considered changing jobs and 11.6% considered moving.


As a result, complexes near workplaces are quite popular in the subscription market as well. According to the Korea Real Estate Board's Subscription Home, last month, ‘e-Pyeonhansesang Jichuk Centum Garden’ in Goyang-si, Gyeonggi-do, attracted 17,742 subscription applications for 103 units, achieving a competition rate of 172.25 to 1 and successfully closing the first priority subscription. It is accessible via Jichuk Station on Seoul Subway Line 3 and Yeonsinnae Station on the GTX-A Line (scheduled for 2024).


The same applies to officetels. In February, ‘Hillstate Cheongnyangni Metroble’ in Dongdaemun-gu, Seoul, attracted 12,174 applicants for 96 units, recording a competition rate of 126.81 to 1. This officetel is within walking distance of Cheongnyangni Station, a quadruple transfer station.


Meanwhile, the residential officetel ‘Lakefield Unjeong Weverzen’ in Paju Unjeong New Town, enjoying excellent proximity to workplaces, is drawing attention with its first-come, first-served sales. The complex is being built in Wadong-dong, Paju-si, Gyeonggi-do, consisting of 164 units across 27 floors above ground and 1 basement floor, with exclusive areas of 83A/83B㎡.


Unjeong New Town, where the complex is located, is close to various business districts. The development of ‘Unjeong Technovalley (planned)’ is underway, and a ‘Medical Cluster’ is also planned nearby. It is close to the Paju Publishing Culture and Information National Industrial Complex, Sinchon General Industrial Complex, and Munbal General Industrial Complex, with a legal-administrative town also being developed near the complex.


Moreover, the well-established metropolitan transportation network is expected to contribute to residents' proximity to workplaces. Residents can access Unjeong Station on the Gyeongui-Jungang Line on foot. A bridge connecting to Unjeong Station is being constructed, improving accessibility. Additionally, using metropolitan buses makes it convenient to travel to major downtown areas in Seoul. Major arterial roads such as Jayuro, 2nd Jayuro, and Seoul-Munsan Expressway are nearby, facilitating easy commuting to Seoul and key areas in the metropolitan region by car.


Furthermore, the GTX-A Unjeong Station (scheduled for 2025) will also be accessible. Once the line opens, it will take less than 20 minutes to reach Seoul Station from Paju Unjeong, 25 minutes to Samsung Station, and about 30 minutes to Suseo Station, greatly improving access to Seoul’s Gangnam area.


Yeongjin Construction, the contractor for ‘Lakefield Unjeong Weverzen,’ is a reputable mid-sized construction company recognized for its excellent construction capabilities, having undertaken projects such as the Busan Gwangandaegyo Bridge in 2002, Haeundae Jungdong Ville Ocean Officetel in 2016, and the new construction of Diebs Apartment in Geumgok-dong in November 2018.


The construction company provides various internal services within the complex. Built-in appliances such as five system air conditioners (district cooling fan coil units), a three-burner hybrid cooktop, a dishwasher, four Bespoke appliances (refrigerator, freezer, kimchi refrigerator, temperature-controlled cabinet), and wireless APs are all provided free of charge.


Additionally, ‘Lakefield Unjeong Weverzen’ is considered a complex that minimizes financial and loan burdens. Buyers only need to pay 35 million KRW as the contract deposit, which is 10% of the sale price, and the remaining contract deposit can be arranged through loans. A 60% interest-free benefit on the interim payment is also offered. This interest-free benefit means that the construction company or developer covers the interest on the interim payment loan, which is typically 60% of the sale price.


‘Lakefield Unjeong Weverzen’ is currently operating a model house and is conducting first-come, first-served unit selection contracts.
