Daegu's First Private Park Development Special Project 'Hwaseong Park Dream Gususang Park' Scheduled to Open in July

There is a growing trend of prioritizing comfort over convenience when choosing residential spaces. In particular, forest-adjacent and park-adjacent lifestyles, where residents can enjoy parks and forests like their own front yard rather than traveling far from home, are gaining popularity. This has led to increased interest in private park development special project complexes emerging in the recent housing market.

The private park development special project involves a method where 30% of the park land is developed by private developers into residential and commercial facilities for profit, while the remaining 70% of the green space is developed into a park and donated. Apartments developed through this private park development special project offer the advantage of enjoying a large-scale park as if it were your own front yard, along with a pleasant living environment.

Meanwhile, Daegu is preparing to launch its first private park development special project complex.

Hwaseong Development Co., Ltd. will launch ‘Hwaseong Park Dream Gususang Park’ in the Eumnae-dong area of Buk-gu, Daegu, this July. The complex will consist of 7 buildings ranging from 3 basement floors to 20 above-ground floors, with a total of 520 units in sizes 84㎡ A, B, C, D, and 101㎡.

Thanks to the private park development special project, the apartment complex is located within Gususang Park, offering excellent residential comfort. Apartments will be built on a 29,584㎡ site out of the total 152,910㎡ area, with the remaining land developed into an urban park.

Gususang Park, Daegu’s first private park development special project, will be developed preserving the existing terrain and nature as much as possible, with 123,326㎡?78% of the total area, which is 8% more than the 70% green space standard?designated as parkland.

Previously, Daechon-ro, which runs in front of Gususang Library, divided the park north and south, causing inconvenience. However, this development project plans to install a pedestrian bridge connecting the park, securing continuity and allowing citizens to use the park safely and conveniently.

Additionally, plans include an entrance plaza, reading forest, multipurpose lawn plaza, sports yard, forest playground, camping forest, and an observatory with views of Palgeo Stream and Chilgok District. Furthermore, a Gususang Sports Center equipped with a swimming pool and fitness center will be built next to Gususang Library, raising expectations for the park to transform into a representative urban park of Chilgok.

‘Hwaseong Park Dream Gususang Park’ boasts a premium central location in Chilgok in terms of transportation, lifestyle, and schools. It is just a 5-minute walk from Dongcheon Station on Metro Line 3, and offers excellent city access via Chilgok Jungang-daero. Proximity to Daegu Outer Ring Road and Chilgok IC allows quick travel anywhere inside or outside the city. Along with Gususang Park, Palgeo Stream and Hamji Mountain, popular resting spots for Chilgok residents, are nearby, providing abundant natural infrastructure.

The complex is an ‘Elementary School Proximity Apartment’ (Chopooma) with Daechon Elementary School located about 50 meters away in a straight line, ensuring safe commuting for young children. It also offers educational conditions allowing assignment to seven school districts including Gwanchun Middle, Dongpyeong Middle, and Gangbuk Middle Schools. Shopping facilities such as Homeplus, Donga Outlet, and Chilgok Market are conveniently accessible, and excellent medical facilities like Chilgok Kyungpook National University Hospital and Chilgok Catholic Hospital are nearby.

The complex design and innovative specialized layouts live up to the beloved Hwaseong Park Dream reputation among Daegu citizens. It features a south-facing layout, ample parking spaces, and differentiated themed parks within the complex such as Dream Patio, Evergreen Park, and Vital Garden, harmonizing with 500-year-old Zelkova trees and landscaping.

Some top-floor units will offer penthouses that can be used according to various lifestyles.

A representative of Hwaseong Park Dream Gususang Park said, “Hwaseong Park Dream Gususang Park offers not only the comfort of an urban park but also convenient surrounding infrastructure such as transportation and lifestyle. Especially in an era where the value of nature is increasing, it is significant as Daegu’s first apartment built within a park through the private park development special project, allowing permanent enjoyment of a pleasant forest and park.”

They added, “We will faithfully construct a forest-adjacent landmark that will become a new pride of Chilgok, providing rest to citizens through the creation of a pleasant park. Since June 30, most areas of Daegu have been removed from the adjustment target area, allowing household members to apply for subscription, first priority with over 6 months of subscription account, loans covering 60% of the interim payment, and acquisition tax of 1-3% for second-home owners, among other eased regulations, which has greatly increased inquiries from buyers.”
