Following Development Prospects, ‘KTX Ulsan Station Hallabibaldi’ to Be Supplied in KTX Ulsan Station Area

The area around KTX Ulsan Station is gaining attention due to the anticipation of large-scale development benefits. Amid this, a residential facility equipped with high-end amenities is set to be supplied in this area.


In fact, the KTX Ulsan Station area is attracting interest as the new center of Ulsan with various development projects underway. First, the KTX Ulsan Station area development project centered on KTX Ulsan Station is in full swing. This project aims to promote regional development by establishing a self-sufficient urban center and convenient facilities in the Sinwha and Gyodong-ri areas of Samnam-myeon, Ulju-gun. The project has been ongoing since 2008, completed its first phase in 2014, and is currently in the second phase.


Last year, the 'KTX Station Area Complex Specialized District Development Project,' which includes industrial, research, education, residential, and corporate support functions on the west side of KTX Ulsan Station, also began full-scale promotion. Ulsan City plans to create a 'self-sufficient complex new town' equipped with all these functions through this project.


An industry insider said, "In addition, the Ulsan Free Economic Zone Authority is promoting the R&D Business Valley project connecting KTX Ulsan Station, High-Tech Valley General Industrial Complex, and Ulsan National Institute of Science and Technology, which is generating considerable expectations." He added, "As a result, the population around the KTX Ulsan Station area has significantly increased in recent years, and housing prices have shown an upward trend."


According to data released by the Samnam-myeon Administrative Welfare Center, the population within the first phase project area of the KTX Ulsan Station area increased more than threefold from 1,594 in 2018 to 5,048 as of May 2021.


Individual complexes are also trading at a premium. According to the Ministry of Land, Infrastructure and Transport's actual transaction prices, the 'Ulsan Station New City Dongmoon Good Morning Hill' located in the KTX Ulsan Station area saw its 84㎡ unit traded at 535 million KRW in April this year. This is more than 200 million KRW higher compared to the 320 to 330 million KRW transaction prices for the same type when it was first occupied in April 2019.

‘KTX Ulsan Station Hanla Vivaldi,’ a high-end residential facility to be supplied in the increasingly valuable KTX Ulsan Station area, will be introduced by Hanla Co., Ltd.


Hanla Co., Ltd. plans to supply a residential complex in the S2 block of the KTX Ulsan Station area at the end of August. The complex will consist of seven buildings ranging from three basement floors to 17 above-ground floors, with a total of 602 units. All units will be medium-to-large sized with a single exclusive area of 119㎡, featuring a new floor plan design that includes a dual-aspect living room maximizing openness and a large dressing room with enhanced storage capacity.


Han River Group plans to enhance residents' convenience by providing various high-end amenities within the complex. Facilities will include a rooftop camping site, golf putting zone, garden lounge, book caf?, kids' play area, and guest house. Additionally, the community space on the first basement floor will feature a fitness center, AV room, GX room, garden-view lounge, golf practice range, screen golf course, and separate male and female shower rooms.


A representative from Han River Group stated, "The complex is also preparing education-specialized services. We are preparing various specialized products to offer the best landmark befitting the future value of KTX Ulsan Station, so we ask for your continued interest in the upcoming schedule."
